RUN RUN RUN!
RUN! Oak Park Residence Corporation is NOT what it use to be and has hit an all-time low. Expect a 4% or more annual increase in your rent. They are overly priced for what you receive. The one thing they do well is try to put that “used car salesman” spin on “upgrades”. A “remodeled” laundry room that consisted of the same dented 10+ year old machines that constantly break, freshly painted dirty walls/floors, and water dripping from ceilings. Please keep in mind, when machines break, you... (the tenant) are responsible to contact the company they are leased from and schedule them to come work on the machine. Every spring/summer, the decks and units are overrun with spiders, including those that drop down on your face while you are sleeping. All contractors outside of maintenance are bottom barrel hires. This includes the company they hired to prepare the building for the “new windows” they installed a several years ago. Ever since these “upgrades”, you will experience a real nature feel with the constant ceiling/wall water leaks that they will “fix” and a few months later paint over. Fear not, they will be back within a few more months, including the those they delay fixing due to “weather” and then ignore for months. Bathroom walls bow and have such internal water damage that they crumble under the weight of a single empty shelf. Due to the lack of bathroom ventilation, black mold will grow from the ceiling and walls. The solution I was given was to shower with the bathroom door or window open. Nothing beats a hot shower with a fresh artic wind blowing in during the 9 months of winter. They claim to treat all tenants fairly. There are individuals living within units that are not on leases (even though this is “required” for background checks and safety). These residents vocally brag about getting away with it as OPRC won’t do anything about it. Long term residents who abide by the rules have quickly bailed and left due to the condition of the properties and lack of attention from property management. Electronic tracking key locks were installed on all doors/units, so privacy is a thing of the past. It’s hard to reach property managers as they clearly screen phone calls. Additional bonuses include ~$1,000/year in village parking fees (if you drive), an area with extremely high crime including break-ins (units and vehicles), shootings almost daily (day and night), high speed chases/crashes, assaults, robberies, hit and runs, and more!
