Nice units, bad everything else.

Pros:

- The units themselves are nice. Appliances are new, work well, and the environment is quiet.

Cons:

1. Amenities:

Amenities are practically non-existent. Midway through the lease, management shut down the study lounges and repurposed them as business offices.

Despite the apartment being only 3–4 years old, the gym equipment is already non-functional.

2. Service and Management:

The management often makes changes without informing tenants or gives extremely short notice. For instance...
, they upgraded the internet midway through the lease and started charging tenants extra for it.

Mandatory valet trash service is another issue; you’re charged for it even when the company fails to pick up the trash.

When issues arise, management puts in minimal effort to resolve them. They frequently redirect tenants to service providers with a dismissive "that’s not our problem" attitude.

3. Parking:

Parking is an absolute nightmare. There are far too few parking spots available, and most tenants end up parking in the Ivy Tech public lots because there are no spaces in the complex.

The management converted many regular tenant parking spaces into “premium” covered spots, which require exorbitant fees to guarantee parking.

To make matters worse, a significant number of spaces are wasted on unused EV charging stations and other restricted areas where tenants are not allowed to park.

The parking situation is at odds with the claim on their website:
“Anvil 38 apartments offer residents the convenience of off-street parking. This means that you won't have to worry about finding a spot on the street or paying for parking in a garage. You'll be able to come and go as you please without having to worry about where you're going to park your car.”

This statement feels like an overstatement—if not outright false advertising. The reality is that finding a parking spot is stressful and frustrating.

Great if you are "well off"

Great staff and overall nice complex with great new appliances. It's just been raised by $350.00 for next year's rent and isn't worth it for no gym/pool/covered parking.

Very poor experience

My experience as a tenant here has been very very poor. The apartment was very dirty when we moved in with our baby. The apartment management has also opened our USPS mail box without our permission. The noise from upstairs apartment is relentless. Despite us bringing this issue with them multiple times we are yet to notice improvement in the sound levels disturbing our sleep and health especially during night(s). Elevators also have broken down (multiple times) in the past forcing us to take... the stairs. Moreover, several times I have noted wrong charges on my rental account. The outside sidewalks / premises have been slippery in the morning(s), at times making it dangerous for me to navigate. Rent was increased by over 35% in just 6 months of our stay. Overall very very disappointing experience. Management is also trying to keep my security deposit under one pretext or other.

Syed. We are so sorry that you did not have a good experience while
living at Anvil 38. Although you are the first tenant to live in your
apartment, and we did have all units cleaned prior to a move in, we did have a professional cleaning company do...
an additional cleaning as soon as you mentioned your concerns. The mailbox was opened
to place your mail inside. Unfortunately, noise from other units are part of apartment living. However, we were unable to determine that there was ever any noise that qualified as "excessive". The elevator
has been out of service twice since we opened. Once when there was a power outage & the second time was to replace carpeting when a pet urinated in the elevator. Surely, you wouldn't expect us to delay that repair. We are human, and mistakes definitely happen. We are happy to own those mistakes and makes things right when they do happen. Any errors on your account were corrected immediately after being brought to our attention. As for the slick sidewalks... Well, unfortunately we have no control over mother nature but we certainly take precautions such as putting salt down when there is a chance these conditions could happen. We are so glad that you weren't injured if they were difficult to navigate. While we have
always done our very best to meet your requests & go above and beyond to make sure you were happy, it appears that we did not. We wish you the very best in your next home.

Great customer service!

First, I would like to mention that Jamie was excellent to work with. She was patient and answered all my questions... and yes, as a young adult that is new to the rental world, I had a lot of questions! She did an excellent job at replying in a timely manner and clarifying any confusing information. Outstanding!

Excited to move in!

I had the best experience with Jamie, who was very helpful in answering all of my questions and taking the time to help me land the best apartment for what I was looking for. The model was gorgeous and makes me excited to move!
