Oliver Court Apartment

The only good thing about this apartment complex is that they're affordable. Although most of them are now "renovated" (new carpet, door, a fresh coat of paint), they're still old and has numerous issues. During the winter months, expect your electric bill to be uncontrollable high due to the fact that the walls are not properly insulated. Garbage collection is another prominent issue, which also contributes to an abundance of flies during the summer months. The walls in the apartment that I had... was infested with insects and when I notified management of the issue; it was pretty much swept under the rug. The complex doesn't have a receptionist, thus making it almost impossible to report your complaints. The best time to have your issues heard is on the first of the month, when rent is due. Also, please make sure that you take pictures and make a video of the original condition of the apartment. If not, they'll deduct fees from your security deposit to cover miscellaneous tasks that they should take care of. The most popular one is carpet cleaning, regardless of whether or not you cleaned it thoroughly before leaving. Management can be a bit rude at times, they answer the phone if you continuously call and are usually reluctant to return your calls (regardless of if you left a voice message). Very pleased with this apartment complex. It's located in southeast Wichita in a neighborhood that is close to McConnell AFB and subsequently very safe. Additionally, the apartment offers 2 bedroom apartments that are typically over 900 square feet for just over 500 dollars a month. WOW! Another positive is that apartments come with all fixtures in unit including Washer/Dryer, refrigerator, dishwasher, and stove. If you have a maintenance issue, it would be quickly remedied following a phone... call to the leasing office. Whoever enters your unit to work on your air conditioning or appliances will leave a notification including the time of service on your doorknob. Management is generally reliable and will work with tenants in a positive, professional manner. Lee mas
