Avoid at all costs
If you’re considering moving into Shelby Oaks, I strongly recommend looking elsewhere. My experience living there was frustrating due to poor management, subpar maintenance, and serious concerns about the quality of the apartments.
The apartments have extremely thin walls, making it easy to hear everything from neighbors’ conversations to late-night “activity.” Footsteps from upstairs sound excessively loud, even with a considerate neighbor, and the overall construction feels rushed and cheaply... done. Plumbing and electrical issues are also common, raising concerns about long-term structural integrity.
While neighbors can be hit or miss anywhere, this complex struggles with enforcing basic community standards. Loud disruptions, a lack of respect for shared spaces, and poor waste management (especially regarding pet waste) create an unpleasant living environment. Management does little to address these issues despite having rules in place.
Maintenance is quick to respond, but issues are often addressed with temporary fixes rather than real solutions. For example, when water leaked through our wall and groundwater seeped up through the foundation after a few days of heavy rain, the response was to apply caulk and leave the soaked carpet untreated over the weekend. While they can’t control the weather, they certainly could have accommodated a good tenant much better. Even after multiple maintenance visits to assess the issue, ultimately, nothing was done, and moisture remained an ongoing problem—raising concerns about mold. When I attempted to escalate the issue with management, communication was difficult, and in-person conversations were tense.
Additionally, the complex relies on outdated payment methods (only accepting physical checks or money orders) and lacks efficient communication. Important notices are Scotch-taped in breezeways rather than being sent directly to residents, making it easy to miss crucial updates.
Shelby Oaks attempts to present itself as a decent living option but fails to deliver in key areas such as maintenance, communication, safety, and overall quality of life. If you’re looking for a well-managed, comfortable place to live, you’ll likely find better options elsewhere.
