Excessive Rent Increases
Do not expect your rent payment to be even close to your initial rent offer. We lived at Avalon for 2 years, both years Avalon management increased our rent by 12% (24% over two years). Our first year we talked them down to 10%. This is their business model: they will start with 12% increase, and then no matter what you counter with it will end at a 10% increase. They will also offer like a $500 credit to try to entice you to sign the lease, but give you 48 hours "before they can't guarantee the... offer will still be available." We had no complaints against us and were good neighbors, but that didn't matter in the end, they refused to negotiate further than the 10% increase. What is even more frustrating is we checked the website and Avalon was offering our apartment for LESS than we were paying, and throwing in a month and a half for free to new tenants. We would have loved the option to stay at Avalon, but they did not give us that opportunity. They also have a mandatory bulk internet plan that you must opt into, preventing you from shopping for cheaper options or getting discounts. I don't normally do online reviews, but I felt this was necessary to help others not end up in a situation like ours. Their offers may seem very enticing as a new tenant, but if you plan on staying on the property for more than a year, it won't be worth it in the long haul.
