Chronic maintenance problems and unresponsive management
I moved in several years ago when the building was still managed by Bozzuto. Since Comstock took over, the building has steadily gone downhill. However, the maintenance issues are reaching a point where the building is not delivering on basic care. The elevators are regularly out of service and a few weeks ago, none of them were working.
The first hot day of the year, we discovered that once again the air conditioner is not working in the common areas. It didn't work in the common areas... last year, or the year before. The temperature in some of the common areas in April 2024 has already risen to 80 degrees.
And probably most egregious is the flood today. We got an email that the sprinklers had gone off. No mention of the impacted apartments, the cause, the remedies, etc. Through a little bit of research between neighbors, it was discovered that 4 of the floors were impacted. However, the management didn't bother to clarify this for anxious tenants or discuss the remediations they were making. In fact, the apartment manager went home without sending any follow-up communications to concerned tenants.
The building is very close to the Rockville metro, the courthouses, fabulous grocery stores, and Rockville Town Center. The concierge staff is outstanding. However, none of these great attributes make it worth the financial risk of being stuck in an elevator on your way to an important meeting, having your belongs ruined by a broken sprinkler system, or being unable to use the amenities you paid for because the building is overheated.
