Not so private

I like the fact that you have your own entrance and attached garage so it's very quiet and you rarely see neighbors, so we thought it was perfect because we like privacy. However they have way too many inspections. You have to have your carpet cleaned 4 times a year and you can't opt out if your carpet isn't dirty, so it's like $500 extra a year, so that's 8 times people have to enter your apartment (1 to inspect it and another time to clean the carpet)as well as other silly inspections like... lender inspections
ect. Not to mention they always have to come during mornings and they act like its a huge pain to come in the afternoon if mornings don't work. Other apartments I lived in only enter 1 or 2 times a year for the regular safety inspections.

Thank you so much for taking the time to share your feedback. We’re truly sorry to hear that your experience wasn’t what you had hoped for. During 2021 and 2022, we tried using an outside management company for general oversight, but we soon realized... that our residents and properties receive much better care when we have a personal general manager directly involved — which is the approach we’ve returned to and plan to continue.

Our policy requires carpet cleaning once per year, or twice per year for homes with pets, and we’ve also begun using RentCheck self-inspections to minimize the need for staff to enter your home except when addressing maintenance requests.

We’d be honored if you’d consider giving us another opportunity in the future should you need a rental home in Hutchinson. Wishing you all the best.

Has gone downhill

I have been a couple years and at first it was a great place to live
But recently the last year it has been going downhill
Cockroaches, mold, poor outside upkeep is awful
I have also just learned since moving out that manger almost forced you to use their own cleaning services because as they say” people usually miss a lot and end up paying anyway!”
Not nice here anymore

ank you so much for your review and for having been part of our community. We’re truly sorry for the experience you had toward the end of your stay. During 2021 and 2022, our properties were managed by an outside management company, and unfortunately... , that period did come with some challenges that we’ve since worked hard to correct. We discovered that our homes and residents receive far better care when we have a personal general manager directly overseeing things, which is the approach we’ve returned to.

We’ve since addressed property maintenance, pest prevention, and communication processes to ensure issues are handled quickly and with care. Our goal has always been to provide excellent rental homes—not just clean and comfortable, but homes that exceed rental expectations.

We’d be honored if you’d consider us again in the future should you need a rental home in Hutchinson. Wishing you all the best.

Excellent

Quiet and respectful neighbors. Great management and location. The units are spacious, clean and quiet. Plenty of parking and everyone has their own attached garage with openers.

This review came in before our 2021–2022 management transition, and it’s wonderful to say that... now that we’re back to having a personal general manager, our current residents are once again expressing the same kind of satisfaction and appreciation for the quality, attention, and comfort they experience living here.
