Talk to residents when you view the property
We've been living here at Timberlake for a little over four years and every year we have seen it become worse and worse. Every year the rent increases but the appearance of the property suffers more and more. The grounds are not kept up as evidenced by all of the bare patches of lawn, the shrubs and trees are dying or already dead. You get penalized for attempting to make your "yard" look nice when you plant flowers or mulch. You are nearly demanded to keep your yard clean when all of the... trash blows into your yard from the dumpsters and children leaving food packaging all over the place. The pool is ALWAYS closed! The reasons vary from "Its closed for maintenance" to "there is no lifeguard". Neither of these are the residence's fault being that it is put in writing that the pool does not have a lifeguard, but oh boy... they will preach in all of their literature and tours about their "state of the art fitness area" (several pieces of outdated equipment hardly qualifies as state of the art). They will quickly point to the pool and state that it is an amenity, although it is unusable for 3/4 of the time. When the pool is open, there are kids from all over the complex running around with no adult supervision. Parking is a joke... there is hardly enough parking for the residents there, let alone guests. They are quick to blanket the property with "Community rules and guidelines" but will not enforce them at all. Residents are told to contact an unarmed, untrained security officer who always defers to the local police department. The playground that they advertise is unusable to younger children of the complex due to all of the older kids playing on it and the profanity they use. The only reason why my family stays here is because of the AMAZING school district.
