Greedy?
I’ve been living with K&D for two years now. The apartment is fine, the amenities are subpar at best, location is fine (Lakewood/Tremont are more lively areas in Cleveland), and the maintenance staff are timely with responses. Currently applying to grad school so my life is up in the air - I cannot commit to another year-long lease. The property manager, Jerome, told me I would be able to negotiate month-to-month lease prices, with K&D charging up to an extra $100/month for leases less than a... year. When I in fact tried to negotiate, they stonewalled me and did not negotiate. This was disappointing considering I was initially fine with paying the extra rate, until their own property manager told me that I could get the extra fees for month-to-month waived. I expressed that I would like to stay with K&D for three more years if I stay in the area, so I would value some collaboration when it came to the arbitrary month-to-month rates, especially since I’ve been paying them for the last two years. Again, no. Without any options, I of course had to resign. Later, they delivered a paper that addressed a new pet policy. Now, I have to pay an extra monthly fee for my pet, even though I haven’t paid this for the last two years. Additionally, the past two years I’ve been receiving a preferred employer discount since I work with a hospital. I asked for my new 3-month lease to reflect the discount. To my surprise, they told me after I signed my lease that I’m no longer eligible to receive the discount, even though I’m still with the same employer I’ve been with for the last two years. Additionally, K&D security guards essentially threw my groceries away when I had them delivered through Instacart, and even though the property manager expressed that the security guard should have put them in the fridge, they never followed up or reimbursed me for my lost groceries. Overall, K&D is becoming increasingly greedy, valuing lining their own pockets over the relationships with their tenants. I’m extremely displeased and I cannot wait to end my lease with them as soon as possible, even if I stay in Cleveland. Would highly recommend living somewhere else if you have the option. I never write reviews, and I consider myself to be a very reasonable person, but I can’t help but feel like K&D has become money hungry and is taking advantage of my current instability during my school application process.

Unfortunately, we never negotiate MTOM fees. These are consistent at all of our properties. We apologize for any miscommunication that may have happened. Due to FHA regulations, we have to be consistent with charges with all residents. Additionally,... all discounts, including the Preferred Employer discount, are only eligible for 12-month lease terms. As for the pet policy, this has been in place for years, and we rely on our residents informing our management staff of the new pet. Once found, we then will issue a “pet addendum” and proceed with the charges. Unfortunately, you feel the company is taking advantage of you, but we are only following the policies that we have in place for all of our properties and that are standard across all multi-family rentals. Lastly, in your lease agreement, there is a “package addendum” that explains our policy on package handling, especially for perishable items, which, again, we followed.
