Hope you like sharing apartments with other families

1) “Thin walls” is an understatement.

You. Hear. Everything. Every conversation. Every tv show. Their cell phone ringing. Their alarm. You can hear your neighbor running their microwave. Doing dishes. Closing their cabinets. If they are walking around their apartment, your apartment gets the vibration. If they’re smoking weed, you’re smoking weed. Whatever they’re cooking, hope you like the smell of it because that’s what your apartments gonna smell like tonight.

If your neighbor snores,...
sneezes, farts, you’re gonna hear it and vice versa

We invested hundreds on sound machines and soundproofing to try and give us some protection for our privacy, but its literally like having roommates.

There is NO privacy. I promise you.

And if they have dogs, you are screwed. As I’m typing this, the dog next door is on hour 4 of barking it’s face off. There’s nothing you can do. They will bark 8 hours a day and you cant work, do school or sleep and management will do nothing about it. Our apartment is between a small yappy dog and a larger howling one. You will never be able to work from home, so keep that in mind if you do. I have had a noise headache from constantly barking dogs almost every day since we moved in. The dog owners are aware. They don’t care and neither does management.

For the NYC rent prices they charge (over $1700 a month for us), they seem to have spent nothing on soundproofing which is just insulation between walls and nothing to do with historic integrity.

2) There is no parking. Ever. If you are disabled, there are maybe 4 spots and there will almost always be someone without handicapped plates parked in them. The police will not come. We had a shooting and the cops came two days later. You can still see the window in building D that was shot out and never repaired if you don’t believe me. Management will not tow cars parked in the handicapped spots.

And god forbid you move your car on a weekend, you will never get another spot. Residents have to park their cars along sidewalks where we are told we will be towed while guests of all the businesses take our spots.

3) The smell. If you have an apartment with a basement underneath, your whole apartment will smell like mildew. We were told to buy air ionizers (which are not cheap). We have water stains throughout our unit.

4) No tub and no shower doors. I am serious.

Attractive but overpriced with terrible parking

The apartments are gorgeous, and it's nice living in a place where you have access to restaurants and other services without having to get into your car. But there are a LOT of downsides.

1) Walls are paper thin - you will hear your neighbors talking, and good luck if they start playing music with any sort of bass in there. Management is not responsive to noise complaints at all, so invest in good noise cancelling headphones and be prepared for noisy weekends and evenings. Or be prepared to...
play your own music and television back at top volume to drown them out.
2) Attempting to park here is a disaster. There aren't enough parking spots for the tenants during certain times of the week thanks to the restaurants and bars on the property, so if you decide to go out on nights or weekends, be prepared for a long walk from the other lots. It's better right now because of reduced restaurant capacities due to Covid, but once those capacities are back to normal this will change again.

Simon Silk Mill

This place isn't worth the rent. Nothing was "able" to be done to sound proof between the floors in building K. I can smell everything the people in the apartment below me cook. I've been asked to turn down my television when, in my opinion, it's not actually loud. I don't blame the tenants, below me, I blame the building. The solution to the issue? Asking us as tenants to cover at least 75% of our floors with area rugs. At the tenant's expense. So much for the "plus" of having beautiful... original mill floors when you have to agree to keep them covered.
Now, let's talk about parking. What a three-ring circus. As a tenant you're dealing with other tenants and the public coming in to the retail stores and restaurants. Ok, fine, so it's busy at times. Except for there is not enough "legal" parking spaces in lots that are paved. Plenty of room in the gravel lot, though. Which is now hosting construction equipment, too. And the tenant garage that was promised? STILL NOT DONE. It's now over two months late from when it was originally "supposed" to be done when I moved in. And it will still apparently cost tenants $100/month to secure a space in.
