Great Place to Live

have lived at Valley Greene for five years and am enjoying my retirement dream. I pay a relatively low monthly fee that covers all of my expenses. Valley Greene is nestled on the edge of East Falls and is surrounded by Fairmount Park. The location is ideal with access to SEPTA Regional Rail and all major arteries in and out of the City. The facility is beautiful with many new upgrades. There are volunteer that see to the grounds and sponsor social events. There are indoor and outdoor spaces for... relaxing and talking over the days events. The common room sports a 50" Smart TV and two computers with internet access, and a full kitchen. As a Cooperative, Valley Greene is owned by its shareholders. All surpluses are reinvested back into the upkeep of the building and the grounds. Expenses are monitored so that prevent waste but the Board pays attention to making life enjoyable by improving the common areas for all residents. Valley Greene has many new upgrades including a new roof, parking lot, elevator and lobby. These do not include the updates to many features that are not apparent to the necked eye. The Board is vigilant and vigorous with its oversight of the facility and the property. It follows recommendations set out in the most recent Reserve Study to manage system obsolescence and repair to avoid special assessments. The finances are well managed and the shareholders are kept up-to-date on all expenditures and capital improvements. Valley Greene is a nice, quite, clean and beautiful place to live. Though the overwhelming majority of residents own shares and see to the management of the facility, there are a few rental units. Feel free to come and visit.
