Excellent Gym

I don't live here but did come take a tour of the property. The staff was friendly, the complex and unit was clean, and from what I could tell the amenities look very enjoyable. They have the best gym I've ever seen an apartment complex have.

Great home for 2 years

My fiance and I have loved living at Marquis Barton Trails. We have lived in CWS properties in both Austin and Houston for 5 years now. Though all of the CWS apartments we've lived in have been awesome, this one is by far the best. Not only is the apartment beautiful with great finishes and high ceilings everything feels brand new. The staff on site are fantastic and truly care about the community and seem to enjoy their jobs. The maintenance team always waves hello when we see them out around... the property. The community is clean and well landscaped not to mention safe and very quite. We have never heard any noise from neighbors and the property is surrounded by greenery- it feels like an oasis off of mopac! It is so close to everything you need, it literally takes us 5 mins to get to the greenbelt and 10-15 to get downtown. It has super easy access to all kinds of stores, Target, Whole Foods, Costco, Nordstrom Rack, HEB, multiple gyms, etc. In past apartments we didn't realize how important it was to live minutes from a grocery store so when choosing Marquis Barton Trails, the closeness to everything was a high priority.
Additionally and arguably most important is the value. This apartment complex is by far the best bang for your buck we could find in Austin. It's just far enough from downtown to be affordable and close enough to feel like you're getting a smokin' deal! Friends have always been surprised and a little jealous when they hear how reasonable our rent has been.
We have no intention of leaving this property until we are ready to purchase a home or if work takes us out of Austin.
If I could give this property more than 5 stars I certainly would.

Mostly Pros, with a few cons

I have lived at The Marquis at Barton Trails (phase II) with my new wife for about two months now and have mostly positive feedback. Before moving in to the brand new complex, we felt a somewhat corporate and impersonal vibe from the leasing agents. However when we fell into a situation that put us at the mercy of the property management, they went above and beyond what I expected to provide quality service. To this day, the staff remembers my name and seem to genuinely care about my... satisfaction.

As for location, I could not ask for more. To the east you have Sunset Valley, which is full of franchise shopping and chain restaurants. Then to the west lies The Shops at Arbor Trails, containing more local restaurants and additional retail. Plus being so close to MoPac and Highway 290, you are never more than a 10 minutes drive away from anything happening south of the river.

As far as the actual apartment itself is concerned, the flow of the 1 bedroom floor plan and 9 foot ceilings provide a spacious feeling. Additionally, the granite counter tops and dark wood floors give an elegant touch.

The amenities are a nice perk. The pool and grill area is modern and relaxing, while the work out facilities are better than average for an apartment complex.

With all of the positive things to consider, there are a few flaws that should be addressed. For one, the paint in the apartment seems cheap. It scuffs with the lightest brush and is impossible to clean. Also, parking is regularly an issue. There are many spots, but about half are designated as "small car parking only." I drive a two door Honda Civic and can not even fit between two parked cars.

Overall this is a quality apartment for its price. All leases in Austin are outrageous at this point, but my wife and I feel like we are getting our money's worth out of this place. What more could you ask for?
