New management is awful

I’ve lived here since August of 2020, and up until the new management took over I never had a single problem communicating with the office or getting work orders done. Since the takeover, it has been nothing but problems. Their online system doesn’t disclose all fees they’ll be charging you in order to pay your rent online, and when this is brought to the better business bureau the management company’s response was “it’s not our problem it’s the payment systems problem.” the front office staff... here are great and are doing all they can do but it’s clear they are overwhelmed. I’ve left very simple instructions for maintenance to give me a call and let me know what day they’ll be coming by so I can make sure my pet is secured, and not once have they actually done it. I dont trust them to make sure that my pet doesn’t get out while they’re working. My air conditioner currently isnt cooling, and I was told yesterday they would be by within the day to fix it. That didn’t happen, even though according to their own message system it’s a maintenance emergency, as the temperature outside is over 85. I’ve called several times today to check and see if they’ve been by to fix it (I’m having to crash at a relatives house since I won’t be roasting in an apartment) and haven’t received a single call back. (google says they are open 1-5 on sundays) For the amount they charge for a below average apartment in a sketchy area, at the very least my air conditioner should be working, and they should be able to return my calls asking for a simple update on whether or not someone has been by to fix my literal maintenance emergency.

Oh, when they tell you how much rent will be, make sure to add in $89 for the non-optional cable and wifi package which is a massive waste of money if you don’t watch cable.

BEWARE

There was just a shooting here on 11/3, one person was shot and killed and another was just arrested. These apartments are not the best, its basically just somewhere to lay your head down. I am just now being told I owe an amount from a collections agency from a Utilities bill from my old apartment but I got no notice before moving that I owed anything and there was a 0 dollar amount on my account. The water smells funny, the city is constantly out here checking it and there are roaches. While... the apartments may look nice, there are still constant maintenance issues. I do NOT recommend moving here, yes they are cheap but not worth the hassle.

Poor management

Don’t lease here the manager is unfair and will retaliate against residents when they are upset about ongoing issues. She even blocked one of my visitors from being able to register their car so they can’t visit me. Hopefully corporate calls back and is able to fix the issue before I have to get HUD involved

It's fine if you don't mind loud noises.

We weren't allowed to tour the grounds before moving in. After we signed our lease, they tried to bully us into signing a different one because the employee had done their math incorrectly, and they wanted to charge us more. The employee was very short with me over the phone, almost to the point of yelling, saying they could just cancel the lease and we didn't have "ownership of the apartment" because we hadn't put any money down - when in fact, we had put money down when we paid for our... applications; if you're approved, a portion of that fee goes towards your security deposit. After fighting with them all day, and reading their own lease to them, they finally stopped threatening us and we were allowed to move in. (The Azul claims that the application and administrative fees aren't applied to the security deposit. If they'd read their own lease, they'd see that paragraph 3 states, "In addition to any application fee, you have delivered to our representative an application deposit in the amount indicated in paragraph 14. The application deposit is not a security deposit, but it will be credited toward the required security deposit when the lease contract has been signed by all parties.")
When we moved in, several things were broken or just poorly redone. All of the paint throughout the apartment is sloppy. For some reason, they painted the tub and the tile, too. It's peeling away and looks awful (since this review has been posted, they offered to repaint the tub, but we'd have to vacate the apartment with our dogs and fish for 72 HOURS in order for that to happen!!!).
I also saw a small roach the first night we moved in, and four more roaches the following month. They did spray for roaches at my request.
The doors and windows aren't insulated at all. Our electricity bill for January was $173.
There's a feral colony of cats living on the grounds.
Neighbors can frequently be heard playing music, arguing or just talking loudly, stomping across the floor, etc. The complex is across the street from a fire station and right off of 635, so there are always police sirens going and very loud highway noise.
My boyfriend got his car towed here despite the fact that he's a resident, and the Azul didn't bother to resolve the issue. He had to pay $80 to get his car back. Two days ago, my dog cut his paw on one of the many pieces of broken glass just outside our door. So that's great.
