Madison Dell Ranch Apartments

Staff have the poorest attitude and are completely unable to answer any questions I have. All I get in the 30+ I’ve been down there is “I don’t really know” and “I have no control over that” or my favorite “none of that money goes directly to me sir”. Every month new charges that don’t add up and the services that I did agreed to (such as valet trash for $30) never actually get utilized. What am I paying for then? Of all the times I have been there, I have not once heard a straight answer and... each time it is a different one so they cannot even keep their lies consistent. But Candi the property manager just loves to boast about how she is tasked with managing two properties and how hard it is. Boo boo. My suggestion would be focus on running one well instead of running both sloppily. Stay away from here unless you have low self esteem and hate your money. Lee mas

I was a resident for 6 1/2 years and would have stayed until new managment Clarissa took over. The worst customer service. When trying to move sent over false documents stating that we have been late over 30times over our lease. Rude and stacked rents as service that we "supposedly" owed and if we did not pay she tried to evict us. We have had roaches since April and they only sent pest out twice een though we complained. Pais $30 for trash pick up that stopped being picked up. They NEVER did... anything when we complained. Then there are racoons or something leaving in the walls. The walls are paper thin. If your neighbor sneezes you will hear it. They do nothing about noise complaints. I would NEVER stay in a nother property manged by Cushman and Wakefield. If you decide to still move here you will regret it! I have 6 1/2 years and I will NEVER go back. DON'T do it! Lee mas

We moved in to a roach infested apartment that they also hadn’t cleaned. No exaggeration, dozens crawling everywhere daily. Their maintenance pest control didn’t do anything but lay traps. We fought with management for a week to call an outside company which they finally did pay for. It took 2 months for the infestation to go away. The layout we signed up for wasn’t the layout we moved in to. The pictures are nothing what it actually looks like. Apartment is really small. Kitchen can barely move... around. A lot of the floor boards are rotted, or have holes which is what pest control said allow bugs to get in and out of. The cabinets have stains in them. The doors to each room block each other. They do have concierge trash pickup, but that also means trash bags pile up everywhere. Which attracts rats and snakes. The pool and weight room are really small, and weight room also has roaches. There is hardly any parking, and only a couple spaces for visitors. They enforce parking so strictly that they’ll tow any car if it stays overnight that’s not on the lease or parked in visitor parking. The apartments echo so bad, you can hear everything in every room. You can hear neighbors on the other side of the parking lot clear as day. Whatever they used for the wood looking floors turns your feet and socks black. Sinks, bathtubs and toilets are old and stained. Toilets are very small, fit more for kids. The garage doors are smashed in and provide very little security. Key code to get into garage was so obvious, we felt very unsafe. Do not waste your time or money. Lee mas

Called to just make sure rates lined up with the website. Told her I was interested in a 2x2 and I was about to tell her when I wanted it for until she cut me off! Proceeded to ask me what I wanted (like I didn’t just tell her). She told me their rates which were different from the website. At this point I was upset with how rude she was and I told her okay that’s all and she LAUGHED! So much for customer service.

I was new to Austin area when i moved in here 2 years ago.Was looking for someplace comfortable,relaxing,quiet and safe for living.I found madison at dell ranch and fell for it in first sight!!
Really great community and great property admins who really care and look after.This propert remains the best choice in Dell /Round rock neighbourhood in my view.!! So far great memories here ..and i hope it continues!!!Keep it up Mary and Vanida!!!
