Lots of easy room for improvement
I waited 18 months to leave this review to give the building and management a fair chance. I’ll update this if anything improves, but at this point I would not recommend moving in until major upgrades and repairs are made.
Pros:
• Newish building
• Easy highway access
• Well-designed pool area
• Spacious units
• Good landscaping
• Short walk to restaurants/bars
Cons:
Mandatory fees for poor “services”:
• Package delivery via Fetch is required, routinely loses packages, and often... delivers days late.
• Required monthly pest control rarely shows up despite weekly availability.
• Required trash concierge, even though trash chutes exist—feels like an unnecessary money-grab.
Pool:
Great layout, but not enough chairs in summer despite ample space. Worse, the pool walls were covered in algae for weeks, blamed on “short circuits,” yet the issue kept returning.
Parking:
Frequent unannounced or last-minute “garage maintenance” has led to multiple residents being towed from their own spots and forced to pay tow and taxi fees. Break-ins are common; the garage is unsafe.
Building doors:
Hallway doors are falling apart. FOB access frequently fails, locking residents out after hours, while during the day the building is left unlocked, allowing non-residents in freely. Exterior courtyard and pool doors use codes widely known by people who don’t live here.
Courtyards:
Most grills don’t work; only one is consistently usable. Fire pits have never worked and appear decorative only.
Common areas / office space:
Music is blasted so loudly during the day that the spaces are unusable. The “amenity” coffee machine is broken roughly half the time.
Fire alarms:
False alarms have been a constant issue for over a year—often at night, lasting 30 minutes at a time. Despite repeated promises of repairs, the alarms continue to go off randomly.
Gym:
Equipment is decent, but the AC cannot cool the room on sunny days and there is no water source.
General building issues:
Floors are extremely thin—normal footsteps and conversations are clearly audible between units. Elevators frequently break, get “fixed,” and then break again. Strangers can easily enter from the garage due to a backward-facing fob reader. “Courtesy security” is essentially nonexistent. Cleanliness in common areas is inconsistent; hallways and elevator floors are often visibly dirty.
