My daughter has had an amazing experience living at Arcadia! Don’t let the bad reviews sway your decision… 95% of the time, those are from people who didn’t get their way and are just choosing to complain. The Arcadia staff does an amazing job of communicating well before the scheduled move-in date, about how important it is to fill out the move-in condition form and be as detailed as possible. This helps avoid any move-out charges, which makes perfect sense!

There’s absolutely no reason to... have bogus charges unless you aren’t taking care of your apartment or simply not following the clearly laid out rules from the staff. My daughter is now going into her second year at Arcadia, and we've seen maintenance requests handled promptly, fun resident events planned regularly, and just a great overall atmosphere.

The location is also a huge plus! It’s close to local grocery stores, restaurants, and lots of fun things to do off-campus. We’re very thankful for such a positive and smooth off-campus housing experience. Highly recommend Arcadia! Lee mas

After getting to know multiple properties I’m so thankful to have moved forward with Arcadia! They have an entrance to the arboretum which is a beautiful walk to campus on a nice day & is conveniently close to food lion, costco, local restaurant, and more!

I lived at Arcadia my senior year, and truly loved my experience. The management staff is great, I was leaving a situation where I didn't love my roommates, and was very open about it when I signed my lease, I did the roommate matching option, and was paired with a great group of girls to finish out my college career. Maintenance was great, anytime I put in a work order it was completed same day or the next. I love the programs they offer, this helped me meet new people. Overall a great... experience. Lee mas

Moved in August 2023. The apartment was filthy when we moved in. Everyone including parents were very upset. In my bedroom the carpet was dirty, stained, matted and old. The bathtub was filled with water and had dead ants in it. The bottom drawer on the dresser was broken, The toilet seat was old and filthy.

During the year there were several issues with bugs and no heat. These took several days to resolve. One of the heat incidents occurred when I has the flu and the temperature in apt was... barely 50 degrees.

Upon move out they will nickel and dime you on approx $100 cleaning charges and they are trying to get us to pay $522 to replace an old carpet. The apartment and carpet were left cleaner when we moved out 7/31/24 then when we moved in August 2023.

I pay all of my recurring bills using my bank’s automatic payment system. My payments are never late when using this ability. Twice now within the same school year I have been assessed a Late Fee for late payments. After looking into the initial late fee, it was discovered that the check had been received but it had not been deposited by The Hills. Had I not have been suspicious, The Hills would have gladly taken the late fee payment even though they had received my payment on time.

My... January payment has also gone MIA. I provided proof that my bank sent the check well in advance of the due date (just like all previous payments). Despite the proof provided, The Hills insists that I must pay the late fee. This is an unfair practice when negligence is the likely source of the payment not being received.

To mitigate any future "late fees" from being assessed, I have stopped my automatic payments from my bank and transitioned my payments to the payment system available through the apartment complex's website. Lee mas
