Do not live here
Moved in August 2023. The apartment was filthy when we moved in. Everyone including parents were very upset. In my bedroom the carpet was dirty, stained, matted and old. The bathtub was filled with water and had dead ants in it. The bottom drawer on the dresser was broken, The toilet seat was old and filthy.
During the year there were several issues with bugs and no heat. These took several days to resolve. One of the heat incidents occurred when I has the flu and the temperature in apt was... barely 50 degrees.
Upon move out they will nickel and dime you on approx $100 cleaning charges and they are trying to get us to pay $522 to replace an old carpet. The apartment and carpet were left cleaner when we moved out 7/31/24 then when we moved in August 2023.
Stay away! JMU should not be associated with this property.

Questionable Payment and Late Fee Process
I pay all of my recurring bills using my bank’s automatic payment system. My payments are never late when using this ability. Twice now within the same school year I have been assessed a Late Fee for late payments. After looking into the initial late fee, it was discovered that the check had been received but it had not been deposited by The Hills. Had I not have been suspicious, The Hills would have gladly taken the late fee payment even though they had received my payment on time.
My... January payment has also gone MIA. I provided proof that my bank sent the check well in advance of the due date (just like all previous payments). Despite the proof provided, The Hills insists that I must pay the late fee. This is an unfair practice when negligence is the likely source of the payment not being received.
To mitigate any future "late fees" from being assessed, I have stopped my automatic payments from my bank and transitioned my payments to the payment system available through the apartment complex's website.

Avoid this place for your JMU student. Horrible!
As the parent of a young JMU Duke, I can only say this place is absolutely disappointing. The staff and management are absolutely horrible, rude, and obnoxious. Do yourself a favor and find other housing. You can’t find worse than this.

Steer clear
Do not live here. The apartments are fine and the rent is about average, but the management is awful. The "resident affairs manager" has an extremely cavalier attitude and will treat anyone who comes to her as beneath her. A very "how dare you come to ME with this problem" attitude. Too bad that's what she gets paid for. There's much better places to live for similar prices.
Tl;dr the management ruins this whole thing. Fire the RA manager and you'd probably change my rating to a 3-star... overnight.
