Avoid! Pay more elsewhere for decent management.

The Townhomes are not well maintained and the management is horrid. My bathtub finish was nonexistent due to age and mildew grew every 2 to 3 days. The front gate is constantly broken. Management also will enter the unit without permission and was caught taking photos of people and their dogs and reusing to delete them upon confrontation (to prove they weren’t a service dog -dog was in fact in training at the time. Either way, ILLEGAL). The place was nasty when I moved in and as problems arose... (mainly due to age), maintenance would often state that the applicable worked fine (it didn’t) and do nothing. It was only after 4 plus maintenance requests that the AC/leaking water heater/dryer/ice maker was actually addressed. Although this was frustrating, I tolerated it until the end of the lease due to the low cost of rent. After I moved out, I was shocked to find a large number of cleaning charges that were extremely high, unwarranted (It was cleaner and in better condition than move in) and without proper documentation (pictures were taken but the quality was so bad that you could not see any details or ‘damages’) and repairs were done without my signature and viewing of proposed charges (see renter laws in Athens Clarke county). I was also not notified of these charges by phone, email or mail. When I called to discuss the charges, the employee informed me that ‘there was nothing I could do because the repairs were already done’. I am extremely dissatisfied with my time with River Club. Spend a bit more to live somewhere with half decent management.

Additionally, many car break-ins did occur (to units close to the broken gate) and River club did not inform any other residents.

We are sorry to hear that your experience with River Club was less than enjoyable. We were not able to locate a maintenance request regarding your bathtub, but would have gladly looked into making any necessary repairs. While we aren't aware of any... situation involving pictures of residents or their pets, we respect our residents' privacy and would be more than happy to discuss this situation further. After reviewing your service request history, each service request was addressed within 24 hrs. of our maintenance staff being notified. We take safety very seriously on our property and have two on call courtesy officers who can be contacted for emergencies or suspicious activity on our property. We encourage all of our residents to take the necessary precautions and ensure that cars are locked to avoid any theft. While we do take steps to avoid these situations, we cannot guarantee that situations like this will not occur. Residents are encouraged to file an incident report with our front office and get in contact with local law enforcement to investigate these types of situations.
Upon move in, we ask that all of our residents complete an inventory condition form which allows them to notate any damages in the Townhome upon their arrival. Once move-out has occurred, we compare the current condition of the townhome to what is documented on the inventory condition form and make the necessary charges to pay for repairs. All charges were sent out by mail no later than 72 hours after move out day and were sent to the forwarding addresses provided by our residents. We are glad that we were able to speak with you about your move out charges, explain the damages, and make the necessary adjustments in order to improve the situation for you.

Metiocre, at best

The only decent part about this complex is the maintenance man. They usually get stuff done pretty quickly. Other than that, I would not recommend it to anyone. The pool is small and closes at dusk, we have had eight scorpions and many more other bugs in our house since we moved in five or so months ago, the appliances are finicky, they frequently have inspections, the gates are always broken, the only utility they cover is water, and despite my roommates and I having drastically different... shower schedules, none of us can get more than five or so minutes of hot water most of the time. It’s just not worth the cost, especially now that they’re going up even more this year.

Terrible Management, Old appliances, not worth it

If you’re looking for a place to live in Athens, DO NOT live at River Club!!!! I currently live here and have had management violate our lease multiple times, including us walking into our own house to the manager sitting on our couch. They treat you like children and don’t do anything about a problem until your parents get involved, lie about the law in hopes you don't catch it so they can get away with it. I LOVE my housemates, but I can’t wait to move!!!

River Club Townhomes

Very quiet place to live, maintenance requests always done quickly, friendly staff, nice pool, only downside was how far it is to campus/downtown
