ABSOLUTE HELL

this is the worst apartments with the absolute worst management. the apartment sucks. always dirty and always something breaking down or not working.
the management are like bunch of demons that were sent to torture you and make your life living hell. they do anything and everything except their job. It's like they found the most incompetent people that exist on this planet and decided to make a management team. They are always EXTREMELY rude and unhelpful.
This apartment got security issues,...
cleaning issues, roaches, and whatnot.
Think of an issue? this apartment got it.
literally go live on the streets than here it will probably be a better experience.
they can't even give us our security deposit back right they are torturing us even after we moved out.

DO NOT LIVE HERE

PLEASE READ: A lot of these reviews are from people who have never lived here. Here’s an honest review. I lived here for two years and it was the worst experience ever. When we first moved in our cars got booted, we made them come out of pocket because how did y’all forget to give us parking passes. There was a water leak we didn’t notice when we moved in due to Covid they wouldn’t let us view the apartment and just forced us to sign that the apartment looked good. We had a lot of major... appliances changed when we moved in because so many things were leaking. There was a MASSIVE roach problem, it was so embarrassing. Be prepared to come out of pocket to pay for a lot of stuff here. They would send people out but nothing would change. There are crazy neighbors full of drama, bad kids, and a tenant who was trying to burn down the building (my roommate put out that fire). Police were called time after time to this building. Beware of gunshots THIS IS THE HOOD. U get what u pay for. It’s cheap rent for a reason. The office will hang up on u, not answer your emails, and charge crazy fees so beware. Beware this IS THE HOOD your car will be broken into. There’s like 8 visitor parking spots & they are ALWAYS full so if u have guests they’ll most likely get a boot. Neighbors would throw Trash over balcony’s, and the main trash would barely get picked up. Maintenance doesn’t come in a timely manner. If u put in a request on Monday you won’t be seen until next Monday. Our deposit was never given back so be prepared. Had to go to court to sue because for three months we had no air in over 100° heat, it was sooooo hot we couldn’t stay there and no money was taken off of the rent. After we told them we were suing them they finally brought this ugly, HUGE air conditioner that only kept one room cold, so we had to sleep in the living room. Our fridge broke twice & we had to beg to get a refund on our food. It took DAYS for them to get us another one & it was a downgrade. Make sure you have proof of EVERYTHING! Rent is raised a crazy amount so be ready for that. My roommates key never worked for the gym or any of the gates, my key never worked for the gym and only worked for the gates sometimes. I’m not originally from the city so I was not prepared for the police chases & homeless people in front of the building, it’s insane. There’s more I have to write but there’s a character limit.

Awful Place To Live

I've lived here June of 2017. The first day I moved in, I noticed a musty, humid aura in the apartment with a hint of cigarette smoke. I found dip on the top of my kitchen cabinets. I told leasing about this, and they said that it's normal and was probably due to the apartment being vacant for a while. I noticed was that there was water leaking from my bathroom door whenever it rained really hard. I had told them about this issue June or July... it is now October and it has still not been fixed.... The maintenance man, Rashad, reported in the system that he could not find the leak and the issue had been resolved... I have a screen shot of our text messages stating that he had found it. I also have a screen shot of me sending him a video of the leak. On top of that, the lights in the hallway/breezeway outside the unit were out for multiple weeks. The gate into the parking lot has also been broken and left open multiple times allowing non-residents to enter. Trash is left out in hallways of the building and there is also trash left in the parking lot and outside the trash compactor. These are sanitary and safety hazards. Bringing me to my biggest issue... COCKROACHES & WATER BUGS! The first roach I encountered was August 24th. Leasing put me down for pest control, which comes and sprays on Mondays. Ever since my first encounter, I have gotten a few roaches every week in my apartment. At night, if you look at the building, you can see them crawling up the side of the building, on the side walk, and in the pine straw. After I woke up to the wing beating sound of a cockroach by my bedside at 2:30am, I had my last straw! I moved in with my friend. My sister continued to live there. She has still been finding at least 2-4 a week in our apartment. My first encounter with Kimberly (the property manager) was at the leasing office, Tiffany (she's the only one that will help you) was away from her desk. My friend and I talked to her and told her about the problem. She was very apathetic, rolled her eyes at me, and dismissed me. She said she would have pest control take a look at it. I told her pest control had been coming and spraying for over a month now, and she said I had to give the treatment a chance to work.

My Welcome To Atlanta

I must say this being my first gated community here in downtown Atlanta and I am quite pleased. My agent Tiffiny assisted with every detail, answered every question and responded to every email with such pleasantries and professionalism. Tiffiny was a great help in easing my stress moving downtown. Everything is accessible to us here and we are enjoying our new home tremendously.

Great Starter Apartment

After residing here for 3 years in a 1 bedroom, I think it's time to leave a review. First the positives:
-wonderful view and apartment. All the upgrades (except stainless steel) ceiling fans, granite, trey ceiling, garbage disposal, walk in closet, plenty cabinet space
-washer/dryer included
-My apartment is painted, (although I have to return to original color at move out)
-water bill under $50/monthly
-microwave included
-large sunken tub
-gated community
-great access to Atlanta
-walking...
distance to Edgewood bars
-emergency maintenance staff available 24/7(trust me you will need this one day)
-24/7 gym access (which is super nice and almost always no one there)
-online rent pay with No fee!

Now for the negatives. lol there aren't many but when you've lived here for so long, you observe a lot.
-the leasing staff lack customer service! They are so rude and unprofessional. But who cares, they don't live with me! lol
-visitors WILL be booted if they don't park in he visitor area and so will residents without a proper decal.
-you only get one gate card. So if you have 2 vehicles, they don't care.
-pet fee is $700 and $350 is refunded to you at move out, contingent upon the condition of the apartment.
-Mixed community with some tax credit housing, so some people don't care as much about the property as you may. Again, just my opinion.
And that's all I can think of. lol and again these aren't necessarily negatives, just some of my observations and experiences.
