You get what you pay for
I lived here for a year before when it was still Solace. The bottom line is living here is okay, but you will have roaches, lots of disputes and stuff you can hear in other apartments, water leaks, trash chute room is disgusting, laundry center is too small and they charge (they don't all work also).
If you have no other option it's somewhere to live.

DO NOT MOVE!
I lived here for over a year, and have friends that still reside in the building. Nothing that they show you is actually available (the patio, and other amenities) the only amenity I used while living here was the gym and even that was closed due to people stealing the equipment. They have a really bad roach problem, leaks in the building, domestic disputes and someone was killed by an officer during my residence here A FLOOR BELOW MINE and the management did not send out a letter on the... incident but instead sent an email reminding residents about rent being due. I could continue on but there isn’t enough space for me to say how I truly feel about this place. Hopefully new management will make a difference but I honestly doubt it.

First Apartment in ATL
I'm a current resident here and it's been a series of more downs than ups. The complex was just bought by another management company so I have nothing against the management just the property in general. Everything in here is old and painted over. Period. German roaches are your free roommates, the halls smell like an amalgamation of food, weed, and trash, and please don't let them fool you with the deck/patio area on the upper floor. It hasn't been open for well over a year. The kitchen is a... kitchenette, so it's less than 10 - 15 sq. ft. You have to pay almost $200 for parking A MONTH and if you don't have parking through them good luck leaving your car on the streets with all the desperate people looking for any excuse to break into your vehicle. The 8th floor is cursed, the S.W.A.T. team just raided it this past weekend and someone was sent to the upper room last year (just google Solace on Peachtree). The building makes a weird, obnoxiously loud vibrating noise a few times out of the day and night. It's cheap for the area, but because of safety and living standards I'm moving as soon as my lease is up.
It's in a good location though and I've never had a problem with maintenance they come in a very timely manner.

Solace brings Sunshine
I live in Solace on Peachtree and I am surprised by some previous reviews. I am French and you must surely know that the French are reputed to complain often ... Well, obviously we are not the only ones! I wanted to share my opinion on the residence so that the next potential inhabitants can put things in perspective.
First of all, I am happy to have found an apartment in this beautiful neighborhood. Seriously, my new bedside lamp is the Bank of Amerika tower and I even see the Fox theater from... my window. That's sublime. The location is perfect, near everything.
The residence offers unbeatable rent in the neighborhood. Value for money is amazing as well. The apartments are modern, bright, comfortable. I am delighted with my apartment, I immediately felt at home. So comfortable.
The common rooms are also superb. Clean, modern, colorful ... I am impressed. I can not wait for summer to come, admire the skyscrapers under a luminous garland by grilling steaks on the electric barbecue. It is not given to everybody to be able to do that ...
I also look forward to work out, the fitness center is full of sport machines, it's great. There are water fountains, toilets, I feel that everything is designed to make life easier in this residence.
About packages, the system is ultra secure, with an Ipad recording and safes. Speaking of security, I feel really secure thanks to the presence of the security guard at night!
But I would also like to draw attention to the people who work in this residence. They're awesome. Considerate, friendly, flexible, helpful. Before I moved in, I had a lot of questions to ask. Carlie was patient and explained everything to me. I want to emphasize its responsiveness. The move was delayed because of me, due to international withdrawal problems. But the leasing team has been so understanding and kept the apartment for me until I was ready. A big thank you to all, Holly for validating the lease, Carlie for all the steps, Tanna for the move in, Yasmina who did me a favour today. You're a great team, you do a great job, do not change anything. We are lucky to have you. And I'm lucky to live here ...
So let's be honest: Internet reviews are often bad for the residences in the city. But do not pay attention (I never thought to say that one day, I usually attaches such a big importance to reviews). But wait to see for yourself, and make the choice to live here too, you will not regret it. THANK YOU SOLACE, you illuminate my stay in Atlanta :)

Cheap - but for a reason
I have lived here a little over a year, and have just a couple more months until my 1.5 year lease is up - I will not be renewing.
Pros:
Close location to North Avenue MARTA station
Decent location to midtown, although can be a bit shady - especially at night. I have personally gotten jumped right outside the building.
Price is well below the midtown norm - but this is for a reason and not worth the money you save (see below)
Cons:
- Very poor management - no customer service or care of... their residents. Most of the office staff is not very professional.
- Dirty - every day there is trash everywhere, whether it be in the parking lot behind the apartment, in the front lobby, or in the hallways - it's filthy and can take days to get cleaned up
- Unresolved/slow/poor maintenance - Maintenance takes forever. Almost always have to follow up with office staff at least 1 as your maintenance request "gets lost". Maintenance does not want to fix things - they just want to cover the issue up. My A/C works very poorly and after having them come 3x - I gave up and got fans. The A/C in the gym was out for over a week - gym was practically unusable. They blame everything on building being old and using that as the reason that things are in poor shape and can't be fixed.
- Since I've been here, they have only taken away amenities and have not added much value. For example, front entrance door to building no longer locks - and has been broken for months. Have seen homeless and shady people hanging inside the building yet they refuse to fix.
Office hours have also done nothing but shrink. They used to be open longer hours but no longer. They use to offer classes for the gym - not anymore. They use to hold socials every month - can't remember the last one.
They also recently closed the trash chutes - so they expect everyone (including top floor!) to carry their trash all the way down to ground floor, out the building, and throw it into the back dumpster - absolutely ridiculous and unacceptable.
Security is non-existant. Occasionally there is someone at the front desk - but they are almost always watching a movie or on their cellphone and let people tailgate in and are not helpful if needed. There is also NO courtesy officer at all. There is an option on their system, but both the property manager and office staff have told me this doesn't go anywhere.
Noise is also a problem - Mostly dogs barking at all hours of the nights. I
