THE PROCEDURE WORKS.... IN....THIS....ORDER:
Step 1. We require that ALL ADULTS read through this ad and make sure that... you all are in full understanding of our terms.
Step 2. We require that ALL ADULTS go walk around the house. This step is not considered complete unless ALL ADULTS go view the outside. We don’t play the game of: one adult goes and looks at the house……then we start to move forward with your application…….then the second adult goes and looks at the house at a later time and then decides that they aren’t interested. The house is getting a new HVAC unit so if the technician is there then just know that you are still welcome to walk around.
Step 3. Text us the following:
-A picture of the house to prove that you DID go walk around the house.
-First and last names of ALL adults.
-The number in your party.
-Pictures of your pets.
-Your ideal move-in date.
-List of those in your party that smokes tobacco.
Step 4. If you decided that you liked what you saw when you walked around the outside, THEN we make an appointment to show all adults the inside. If ALL ADULTS do not show up to this appointment then we will immediately cancel the meeting for wasting our time......then we move on to the next applicant in line.
Step 5. You all go home from the inside tour and discuss if you want to move forward or not.
Step 6. If you decide to move forward after the inside tour, we then need to evaluate if you make/have enough money to afford the rent. So the next step would be for you to:
-EMAIL US the last three bank statements for ALL ADULTS.
-EMAIL US the last three pay stubs for ALL ADULTS.
Step 7. If it is determined that you make/have enough to afford the home, then the next step would be for you to:
-EMAIL US the driver's license for ALL ADULTS.
-We send a link to you for tenant screening through RentPrep. You will pay them $49 per adult to do a background check through this link. We reject anyone who has an open bankruptcy. If your application is accepted then we will simply deduct your background check fees from the first month's rent.
Step 8. If you pass all of the above, we then make a NEW appointment to sign the lease and receive your money.

Q - There are a lot of scams online. How do I know that you are not one of them?
A - A scammer will not have a key to get into the house. Banks and Zelle all verify who someone is before they allow someone to deposit money.
Q - What is the policy on utilities?
A - The tenant is responsible for setting up their own utilities. The house is all electric so you will have the savings of not having a gas bill! The providers are: Walton Electric, Rockdale Water, Xfinity, AT&T.
Q - Which schools apply?
A - Hightower Elementary, Conyers Middle, Rockdale High.
Q - I'm contacting you on behalf of my daughter.
A - We only communicate directly with the one(s) who will be on the lease. If they are not adult enough to handle their own affairs, then they are not adult enough to rent a house.
Q - What are my payment options each month?
A - Only Zelle. Check with your bank because you may need to upgrade the type of account that you have in order to send this amount of money each month.
Q - Do you accept Section 8 or vouchers?
A - Unfortunately not.
Q - I want to move in on the first of next month. Can you hold the property for me for free until next month comes?
A - In order to make this property yours, you would have to immediately start paying prorated rent of the month that we are in now. We don’t do “free holds”.
Q - What happens if me and my boyfriend break up?
A - Both of you are contractually bound until the 12 months of the lease is up. After the 12 months is up, THEN we can do a new lease with just yourself on it. So you will want to think LONG AND HARD if you all are going to end up being a long-term relationship before you sign this contract together.
Q - What if I decide later that I want to move my girlfriend in with me?
A - They would have to be added to the lease at that time. However, they would have to go through the same screening process that you did when YOU moved in.
Q - Do you have any other properties for rent?
A - Unfortunately not.
Q - What do I have to provide at time of lease signing?
A - $1350 rent (prorated). $1350 Deposit.
Q - I'll just show up to sign the lease with 99% of the money, and just assume that you will be okay with that.
A - If you show up to sign the lease without 100% of the money, we will immediately cancel the meeting for you wasting our time, then we will call the next applicant in line. Sob stories and hustles won’t work on us.
Q - What is your policy on painting or remodeling?
A - We don't allow it. We aren't interested in having to pay someone to put it back to the original once you move out. Tenants promise that they will put it back before they move out but we all know that would never happen. So make sure that the colors of the walls will work for you before you move forward in the process.
Q - Will you trade rent for repairs or maintenance?
A - Unfortunately not.
Q - What is your policy on smokers?
A - If ANY of you smokes cigarettes or cigars, then your monthly rent would be $1900. This is because 5% of all house fires are caused by smokers. So naturally higher risk tenants pay more money. We don't care if you only smoke outdoors. The rent will not later get reduced if you claim to have "quit smoking", as smokers never quit.
Q - What are your pet policies?
A - You would add $25 to your monthly rent if you have ANY PETS besides fish, even if it is supposedly an "outside only dog". We will not be able to rent to you AT ALL if you have snakes, spiders, scorpions, exotic animals, or dogs that look ANYTHING like the below breeds. So if you bring a dog to the house that even LOOKS like it is half pit bull, then you would be asked to move out. Text several pictures to us of your dog so that we can pre-approve it. All dogs must be on a leash when outside of the house.
Q - What is the parking situation?
A - Realistically there is parking for two cars, as you have to factor in turnaround space. Think LONG AND HARD about whether or not you will be happy with the parking situation LONG-TERM....before you contact us.
Q - I'm going to be moving in a few months so I thought I would start calling landlords now.
A - No house that you are looking at NOW, will be available TWO MONTHS FROM NOW, so we ask that you do not waste our time with your "tire kicking".
Q - Would you rent to me if I have an eviction on my record?
A - Possibly, but you would definitely have to pay last month’s rent upfront.
Q - I'm thinking that I will just lie to you about smoking, pets, or which people will actually be living in the house. Do you think that I can get away with it?
A - If you are caught doing so then you would be asked to move out. We always catch people sneaking in pets and we don't accept the lie of "oh this dog that you caught me with is just visiting."
Q - I'm thinking I will enter inaccurate information on the application. Do you think that I can get away with it?
A - We verify everything several ways so I don't think that you want to waste your screening money. The trick of giving us the contact info for your friend, instead of your REAL past landlords, will not work on us.

A - Rent is due on the 1st of each month. Late fees accrue the 2nd through the 5th. If rent and all late fees are not received by the 5th, then we file for eviction on the 6th.
