The Villas would be a great complex if it were maintained by the right management. Unfortunately it’s a mess. Cleanliness lacks, organization lacks, communication and qualified staff LACKS. Maintenance doesn’t know how to fix a single thing.

Lots of potential, but needs work
Have been here 5-6 months. Location is great, and the facility has a lot of potential. Staff doesn’t respond to messages, and can be pretty rude with the exception of the maintenance workers and maybe 1 of the employees in the front office. Issues with trash/dumpster always overflowing, people not picking up after their dogs and zero enforcement of any kind of fines. Wouldn’t recommend at this time with some of the other options in the area, but hopefully things improve.

Disappointing Management & Unfinished Amenities
PRO's: -Nice apartments with high ceilings, decent balconies, large islands/kitchen space;
-Excellent location across the street from a Hy-Vee, optometrist, dentist, and more;
-Safe area;
-Plentiful parking.
CONs: -Overflowing trash compactor, with an abundance of flies, a bad smell, and trash being left outside the compactor area; I live near the compactor, and our apartment has flies coming and going all the time. I think there should be more frequent trash pickup;
-While the building... offers a paid trash valet pickup from your doorstep, it is only offered on Tuesday and Thursday, so trash builds up between Thursday and the next Tuesday. I pay for the service and don't want to have to supplement it with trips to the incinerator, so the pickup should be spaced out more reasonably;
-The dog waste bins are full most of the time, resulting in a nauseating experience while attempting to dispose of dog waste; this appears to be better lately, but it remains to be seen whether management will stay on top of this;
-The website for this community advertises both a "rooftop retreat" and a "pet spa." The "rooftop retreat" has a single tiny couch, no over-head shade or rain-protection, and nothing else. The "pet spa" is currently a tiny, empty room containing an empty cardboard box and nothing else. In March, management told us the rooftop retreat would shortly (around one month from then) be decked out with a bar, high-chairs, over-top shade, tables, and yet, to date, nothing has been added to this space. We were also told the pet spa would be completed shortly, but, again, to date, no progress whatsoever;
-It appears the maintenance and cleaning staff are insufficient. The in-pool tanning chairs and the pool itself appear to gather filth and, at least in the case of the chairs, not be cleaned frequently enough. It is also not clear whether our building has been cleaned at all since we moved in, though the residents of our building appear to be fairly respectful when it comes to dropping trash. There should be at least one trash can in or out-front of each building, but I believe there are none! I suspect that management does not add trash cans because they are not sufficiently staffed to deal with the trash removal, but, again, at this lofty price-point, they should start spending money to address these basic issues;
For this price, the Villas should be able to afford to construct their amenities, upkeep their facilities, and provide trash cans;

looks nice on the outside but nothing but problems.
I’ve lived here since March 2021. When I moved in I loved living here. The property was nice and clean but since then it’s declined. Management seems to be more worried about getting new tenants rather than keeping the property clean. They advertise “luxury living” but it seems to be far from it. The following are the biggest issues that management doesn’t seem to care about.
Trash compactor is always full. Residents don’t use the cardboard recycle and instead throw large boxes on top of other... trash, which results in it being overfilled and people throwing their trash on the ground.
Dog waste bins are rarely emptied. 2/3 of them are currently overfilled to the point the lid doesn’t shut and bags being put on the ground. Which results in bugs all around and a horrible smell.
The hallway and entry ways in the building I live in have trash all over and are rarely cleaned. Just in the past couple days, I’ve noticed door dash orders being left in the front door for days, small food wrappers laying in the hall, sunflower seed shells on a stair case, and dog waste inside of an entry way.

Sewer smell in main water line
We've lived here since Dec 2020 Once a month or... when new resident moves in our building there is Sewer Gas that suffocates entire building. Out apt is so bad you cannot get a breath of fresh air 24 hours. Once a month and you don't know when. We love it but can't deal with this looking forward to end of lease. Too bad really they can't figure out. Brutal! 56 year's never experienced anything like this.
