DONT DO IT
Living at Emery Flats has been a series of frustrating and unacceptable challenges:
1. Water Leaks: Repeated leaks have damaged personal belongings, including furniture. While repairs were eventually made, the recurrence of this issue is unacceptable for a property claiming to offer a high-end living experience.
2. Pest Infestations and Uncleanliness: The property is plagued with large rats, spiders, and mice. Overflowing trash bins and neglected common areas have made the environment... unsanitary. Hallways, elevators, and other shared spaces are often soiled with unaddressed dog waste.
3. Smoking Violations: Despite being marketed as a nonsmoking property, cigarette and marijuana smoke frequently fill common areas and seep into units, violating the building’s policies and disturbing residents.
4. Safety Concerns: Common area doors are often left open, allowing unauthorized access. This, coupled with the frequent police presence on the property, creates an ongoing sense of insecurity.
5. Noise Issues: Poor soundproofing results in constant disturbances from neighboring units, such as crying babies and excessively loud children, further diminishing the quality of life.
6. Parking Problems: Guest parking is nearly always unavailable, making it inconvenient for residents and their visitors.
7. Degraded Common Areas: Items like condom wrappers discarded near the pool area and other signs of neglect make the building feel far from luxurious.
8. Constant Move-Outs: On any given day, there is at least one moving truck parked outside as tenants vacate their units. This high turnover speaks volumes about the dissatisfaction among residents.
The management team has repeatedly failed to address real issues affecting tenants. While critical concerns like water leaks, pest infestations, and safety problems persist, management focuses its efforts on sending emails about trivial, nonessential matters.
Emery Flats claims to have 50 affordable housing units, but given the noticeable decline in the building’s environment, it appears this number has increased. I was paying a premium rent for what was marketed as a luxury apartment, but the living conditions more closely resemble Section 8 housing.
The gap between Emery Flats’ marketing and the actual living conditions is staggering. Emery Flats fails to deliver on its promises of luxury living. This property is not worth the premium rent, I strongly recommend looking elsewhere.
