You will not find better views or a building with more character in a downtown living experience in Kansas City than the Power & Light Apartments.
There have been some maintenance issues due to the building being 90 years old, but the staff (both the office and maintenance team) are friendly, professional, responsive and just all around great people.
They address issues quickly and communicate well. Having experienced the opposite elsewhere, I can tell you, it makes all the difference.

Elevators do not work
From the day we moved in, the elevators have constantly broken down. Right now none of the elevators from floor 5-13 work, so you have to walk up and down the stairs. Management had given no timeline for their return and no compensation for the inconvenience. Do not move here if you do not want to walk up and down multiple flights of stairs for months at a time.

Windows and elevators
I lived here for one 15 month lease and I moved out. I enjoyed my apartment and it is truly a beautiful property but there were issues that sometimes made living here frustrating. The elevators are a daily game of if they work or not. If you move in I suggest going on floors 14 or above because the elevators that service the lower floors are constantly out of service. The windows in the tower also do not open. It gets extremely hot in the east and south facing sides in the daytime during summer... . Aluminum frames condensate and freeze inside the apartment in winter. The pool is nice and the best part about the building is the basement and the lounge upstairs. Nice location but downtown is a food desert. I moved back to my old building in River Market.
Pros - pretty apartments - basement amenities - pool -rooftop lounge -Awesome maintenance team. Great people. -maintenance requests are always handled very promptly -Ralph. This building would crumble without him. - dog wash is nice - big closet with washer and dryer inside -nest thermostat
Cons - windows do not open in the tower apartments -elevators constantly have issues. Always down. -aluminum window frames condensate and freeze most of the year - packages can be a mess. When I moved in they were delivered to the unit but didn’t last long -kept adding on different charges during the lease and making us resign. The whole building had to resign. -in terms of luxury apartments the staff offers zero services. I mean my old building wrapped our Christmas presents for us. They are just leasing agents. Nobody is there for the residents. With 300 apartments at minimum 1400 a month, there needs to be a higher level of services offered. -coffee bar is never stocked especially then espresso. -the 500$ non refundable pet fee is crazy with a $300 pet deposit and then pet rent on top of that. Higher than any other downtown apartment -never found out how to use Botox room or even use the massage credit without having to pay more. -skimpy pool hours. Didn’t open until 10 am. Cuts out all the healthy morning sun and adults that want to exercise.

So many floor plans, amazing views, unique amenities and outdoor space and A great, diverse group of residents.
The Community Staff is the best!! The Leasing, Maintenance, Housekeeping & Security staff are so friendly, professional and personable. They all truly care about your happiness living here.

Bad bad elevators, good neighbors, just ok units
If you want a working elevator don't live here. Period. 1) the elevators are constantly breaking down. 2) the communication from management in regard to elevators is quite poor. 3) if you live on certain floors, there are only two of the four elevators that service your floors while the upper floors can use any of the four elevators which creates a big volume problem.
Pros: -gym is nice and usually pretty quiet -neighbors were great. We had an issue with one neighbor and it was addressed... quickly. -finishes look nice and the flooring seems to hold up well. -beautiful rooftop lounge -once you escalate an issue, the management will be very responsive to you
Cons: -apartment wasn't move in ready when we got there -security company info we were given at move-in was old so when we had an issue, we ended up calling the cops instead. -bathrooms have no fans - who builds an apartment in 2016 and doesn't include bathroom fans? -dryer won't dry unless the closet door is open which defeats the whole purpose of having a nice, quiet closet for your laundry. After many calls to management about a dryer that never dried, they said to leave the closet door open and that finally did it. That closet door was CONSTANTLY in our way because we had to leave it open. -depending on your unit, the fridge won't open all the way because they put it next to a wall. -stinky trash - valet trash means inconsiderate neighbors are constantly leaving their stinky trash in the hallways and the air flow isn't great so odors hang for several days. -guest parking availability is rare -if your parking spot is on the popular skyway floor, watch out for squatters in your spot and know that the management won't tow them unless they've been there for an extended amount of time.
