CONSTRUCTION ZONE

My own review for living since here in early 2022:

This building is in a great UWS location, BUT..

It's a very loud and unsafe construction to the building exterior ALL DAY (and occasional Saturdays) for months on end. We've had dust get into our child's room, and strong chemical & burning smells in our apartment from the ONGOING window exterior work

No working amenities - the gym, playground, and common areas are all out of commission and will be the LAST to be renovated (along with the run...
down lobby) in this multi-year project

At some point, to take advantage of the larger windows they're putting in - you're going to need to LEAVE YOUR UNIT FOR TWO WEEKS, so that contractors can demo your walls (they literally built a new "wall of windows" around the current ones while people are living here, just crazy).

Upper Management's overall attitude is "if you don't like it, you can leave because we can turn over your unit quickly". Multiple 311 calls have also been made for this building

DO NOT RENT HERE

Do yourself a favor and do not move here. Too many problems with the management company and the ongoing construction. Do your research and read the articles about this building.

Please don't move here, you won't be having a nice and peaceful home

Several reasons why you should not move here:
- major construction (renovating apartments, roof and facade work, etc.) has been going on now for 3 years and won't be finished any time soon
- horrible noise, fumes, dust
- management company (A&E) will raise rent every year by at least 10% even during construction
- if something needs to be repaired, it's a nightmare to get it done

Fraudulent management company

Be advised: I used to think the management company running this building was lazy and incompetent, but this is actually a fraudulent company. They cash your checks and then "lose" them on their accounting - and when sending them bank proof of payment that they cashed your checks they will never update their ledger and charge you late fees. Impossible to reach on the phone, when you do they "will call you back" but never do.
Keep track of EVERY communication with them or you will be scammed by...
this company.

Glenn Garden Management

Very disappointed with this management company. Very unprofessional and unresponsive. Have tried to contact them several times to no avail. They never return phone calls, refuse to answer the phone, and the latest is they have disabled even the phone answering system so you can't leave messages. Have lived in several apartments over the last 20yrs in Manhattan and his is one of the worst. The people that actually work in the building are great, but when it comes to dealing w/ the management... company, be warned, they are awful.
