Do not move in , you can find better in OKC

Gate is constantly broken

Manager claims their security cameras " do not work" so if you need prove anything the office claims they do not know anything, get a camera for your car, and the inside and outside of the apartment. Protect yourself.

Make sure they pull back the carpet before you move in to make sure it is not dirty or used-they will charge you for it when you move it and tell you there are soils that are YOUR fault. Deep clean your rug and TAKE PICTURES when you move in to show...
how dirty the carpet is.I suspect they charge excessive move out fees to take care of the carpet but then then give the tenant a dirty used rug.

I do not think the office is honest. Document everything in writing through email. Take pictures. Protect yourself.

Astronamical water prices as well

They are nice when you are a tenant but malicious when you move out.

Management takes forever to fix any sort of situation or they will input in the system that they completed the task, which is a lie.
If you’re trying to reach out to the manager, also good luck. Even trying to send emails, you won’t hear back. After moving out, I gave them my forwarding email twice. Never got a billing statement post move out. 5 months later I get a notice it’s going to collections. I ask the collection agency which address did they attempted to send this...
letter to, they said the apartment address. The collection company told me they were never given a secondary address (my forwarding address I provided twice) Front office tried to give me a half answer telling me it was likely accounting or someone from that end. Not an excuse especially after receiving my forwarding address twice and not giving me an opportunity to dispute charges I possibly would disagree with. So be careful during your move out phase.

I lived there for 5 years before the complex was changed to AVIA and AVIA makes the previous owner look like the better company.

Also, if you’re still a resident from the previous owner and stayed during the transition to AVIA. Request a copy of your contract and previous information regarding the apartment because they will lose it and claim to never have it and then suddenly “find it”.

If you’re a future tenant, request a paper copy because they will lose your information or play the dumb card on “we don’t have any information on file”……they have it.

The gate never worked after AVIA took ownership. They’ll claim the gate isn’t meant to keep people out, just to control the traffic. Which makes no sense. They lack quality control and have serious unprofessional management. I do not recommend this place at all unless they change management for the better.

Not safe

2 years ago my daughter was robbed at gunpoint (filed police report)and they didn’t at least apologize, no they charged 50 dollars to replace the lock. Maintenance was not available through the emergency line. It took 2 days to replace. This was one of many times the gates were broken. Although it could have been someone living in the complex.
They didn’t put on the portal to warn others and this was after 2 others had vehicles broken into.
One of the first red flags was they wanted to...
charge 50 dollars to put a light in the master bedroom. I don’t think I have heard of that before. ??
They were charged for things that in my opinion are price gouging. I helped them clean the apartment so I know it wasn’t dirty. 900 dollars to replace carpet? I don’t know how apartments work , but I just assume they are all the same.

Not worth the money

In 25 years of living in apartments, we have never had to write a negative review, until we moved into Avia at the Lakes in the end of November. On our moving day we took a lot of pictures of dirty washer, dryer, dishwasher, countertops and pee on the toilets. We sent the pictures to community manager. We never received a response. We have only lived in this apartment for one month and are already disappointed. The Avia at the Lakes boast " resort- style amenities " including a car wash, gym... and gated community. The car wash does not work, the gym is only open during business hours, and our remote controls don't work. Additionally, Avia at the Lakes claims to have " above and beyond resident services " though we have received quite the opposite as we are dismissed or completely ignored.
We would never recommend living here.

Not worth it

I agree with the other comments. It seems like a nice place. But between the increase in cost, noisy neighbors, dog poop everywhere, people leaving their trash outside their apartment and/or outside the trash compactor, and the gate that never works; I wouldn’t by into it. The staff isn’t the most helpful either. They also just made a new rule that we have to pay for our own replacement lightbulbs.
