How Is This Rating Determined?

Well maintained

I've lived here since November of 2021 & it has been a solid place to live. Neighbors are friendly for the most part & stay to themselves. Rent is reasonable for the location & the apartment itself, which is mostly well maintained. Management is responsive & friendly. The only reason I am giving this building three stars is the WATER HEATER. I have lost count of how many times Affinity has "fixed" it. The last time I was to understand the engine/motor component was replaced, yet the water heater... went out AGAIN over the weekend. This is ridiculous for the rent that I pay to live in Multnomah Village. Whatever the issue is, that they don't want to pay for, JUST PAY FOR IT! If this isn't actually fixed, come November, I will be moving elsewhere. Walking a mile to my best friend's house, just to take a shower, is completely unacceptable!

Run far away and rent elsewhere!!

Constant maintenance issues, rude tenants that are incredibly loud and confrontational who park wherever they want even though it's assigned, cops are constantly showing up to our neighbors apartment, a car was stolen out of the lot, multiple apartments flooded and people were moved around and they over charge for these units. Do not rent here if you want to enjoy where you live. Definitely not worth the headache.

Poor management, even worse property management company

I'm convinced most reviews are fake on here and Google since we've had a horrible experience all around. It's way too much money for an "updated" complex that has had consistent problems. We make a combined income of $4k a month and barely qualified with a cosigner who makes almost $100k a year (so ridiculous). Our unit was not ready on our move in date since they were still cleaning/renovating it, we've had constant plumbing problems and little to no parking (even though you pay for a space),... they have incredibly rude property management people working there(Olga), and even took a month to fix an oven light. Our bathtub needed to be resurfaced in the first week, our fan has been broken since move in and we have water damage on our ceiling that hasn't gotten fixed. We also pay $180-$260 a month just on energy bills since the units aren't properly sealed/insulated. I'm not sure how, but we have had many more problems than are even listed above. This is THE worst place I've ever rented from. Do yourself a favor and save your money for somewhere else. We will not be renewing our lease when our year is up.

Good find

Small community in a secure building just off I-5. Lots of square footage, especially in the living rooms, with plenty of storage space. 3 bedrooms have washer/dryer in unit. Small gym with racquetball court, showers, and saunas. Seasonal pool. Management is honest and flexible within reason.

Downsides: low water pressure and the water temperature is relatively the same between the hot and cold settings. Very few hot showers in the past couple of years I've lived here. Rent continues to...
increase with the market and renovations are planned in the next year.

Louder is better for rock shows, but...

Office staff are professional and friendly. Apartment size is sufficient for the price. Amenities are above expectations. (Fitness room, off street parking, close to public transit, pool, sauna, noticed a racquetball court, but not sure if it's in use) Overall, a nice place to hang your hat at the end of the day.
Unfortunately, the location has a major drawback. I wouldn't recommend it to folks that are seeking a quiet place to live. While watching TV, if I open my windows, I have to crank the...
volume up to near blaring in order to hear it, due to Interstate 5 running directly out my back door...24/7 traffic noise. When the windows are closed, it's still very noticeable, but not as invasive. Also, the grounds and exterior halls to entry doors have been neglected for a long time, which makes the property look cheap & trashy.
