Avoid. Long time tenant, I've had enough.
Decent apartments 10 years ago but are becoming slums. Management and maintenance are rude, condescending and incompetent. You’re treated as an inconvenience and a replaceable nuisance whose home isn’t worth sacrificing a shred of profit margin over.
Rent increases yearly but there’s been zero basic upkeep in the building and common areas. I don’t mean intermittently, I mean for years and years. The walls and carpets are full of stains, scuffs, gouges, and grime; they’ve never been cleaned or... even touched up. The wall-to-wall windows lining every unit have never been cleaned and they leak. The elevator buttons are falling off and the safety inspection has been expired for two years. Lights in the common areas stay blown out for years. Areas are cluttered with maintenance supplies.
Inside the units, appliances are cheap and pushing 15 years old. The water fixtures are leaky, flimsy garbage. I know multiple tenants whose appliances broke down, only to be given crappy broken replacements pulled from vacant units and told to “deal with it”.
I go out of my way to only submit maintenance requests when unavoidable because the ordeal is always a headache. Important requests for heating, leaking ceilings, or broken appliances will go neglected for at least 6 months. When patience runs out and you have to follow up, the work order was never put in the system or they give you some other excuse. They act annoyed that they have to do their jobs. When they perform the “repairs” something is done wrong or made worse.
A major issue is that maintenance thinks they are entitled to enter units with no notice. It has been such a problem that many neighbors bought backup door latches and ring cameras to help with the anxiety. How could anyone feel comfortable or safe knowing some guy with a master key could show up at any time? Again, tenants are met not with empathy, but a dismissive attitude when voicing their issue with this.
Respectable and quiet tenants are treated with the same indifference as the low-lives getting complaints for screaming and fighting in the parking lot. The people who have jobs paid by your rent money clearly couldn’t care less about your home.
Maloney Properties’ standard in managing and hiring is the absolute bare minimum. They’re well aware the system doesn’t give tenants power to do anything about it. Things desperately need to change for renters in RI. I don’t recommend living anywhere managed by Maloney
