Painted rust

Current tenant and I can’t wait to leave. Have been here almost three years. The building has gone downhill drastically in the past year or so. Lots of weed smell in common areas. The pool randomly locked on the weekends. Faulty treadmills in the fitness room that shut off mid-run. Management disappears on weekends and is routinely negligent, and when they do address a problem they drag their feet or assure you everything is working fine. Nothing gets fixed. My air conditioning went out last... weekend (100 degrees, early July) and it took them five days to come up, only to poke around for a few minutes and tell me everything was fine because it had temporarily self-corrected. Of course it went out again hours later. But guess what? It’s the weekend again. Gotta sweat it out because they couldn’t be bothered to look deeper. And no, I don’t expect a credit of any sort. “Luxury” apartments, amirite? Not to mention, living on 35 is a nightmare and has gotten exponentially worse with the expansion project. There is one way in and one way out of this complex and it’s the frontage road. That’s not the building’s fault though.

I don’t anticipate Farmhouse will correct course because I don’t think they care. This is Austin and there will be renters regardless. It’s just disappointing because I used to brag about how nice this place was and now it’s just a facade that you will pay a premium for. Rent at your own risk.

Great Staff. Great Property. Couldn't be happier!

Moved into Farmhouse at the end of October and could not be happier with my decision. The community and staff help affirm my decision every day. Whenever I go on a walk around the property, I get the chance to meet a new dog and owner. The Community Manager, Kallyn, and Assistant Manager, Austin, have been great to work with as well. If I have any question or concern, they ensure it is answered in a timely manner and follow up. Glad they oversee the property.

Every time I have friends visit,...
they comment on the amenities and the apartment. Watching the sunrise from the rooftop is a must when you are at Farmhouse, the space allows for you to feel comfortable and relaxed as you start the day. The apartments themselves are wonderful. Could not be happier with the layout of my apartment. It is open and spacious.

Overall, my experience here has been great. It was an easy decision to rate Farmhouse a 5 out of 5.

Disappointing Experience

It is with great disappointment that I write this review to make potential renters aware of the incredibly callous leadership that exists within Farmhouse Apartments and properties associated with The Tipton Group.

In mid-March, my apartment was severely impacted by the historic Winter Storms that rocked much of Texas. While true that the unpredictable nature of weather can make recovery difficult, it's now clear to me that Tipton does not have the leadership within its ranks to quickly and...
meaningfully make the lives of its tenants better.

It took property management 25 days to restore hot water to my unit. To date, this property still does not have an active fire sprinkler system. I explained my concerns for the delays in response, failure for leadership to communicate, and the many days in which the property was uninhabitable. Despite that experience, leadership was accusatory in nature and claimed no actual issues occurred. My insurance adjustor advised me to not replace any furniture that was damaged in the unit until fire sprinklers are tested because of concern that they'd go off again. This point was shrugged off by regional leadership.

This storm had a devastating impact to many individuals. That said, the constant failures to communicate with residents, lack of empathy for what our experience has been over the course of this month, and the fact that there is still repair work needed to bring this property to full compliance, have led me to share my story within in hopes that you will reconsider living Farmhouse, or any Tipton Group property.

When a resident is accused of making up property damages, and is denied any reparations, it is a demonstrable reflection of the character of leadership within this organization. I urge you to steer clear of any properties managed by this entity.
