Nice, quiet community, great staff

I just moved in, and I like the place so far. Excellent amenities, they still working on improvements. Great customer service from the office staff, special thanks to Chris and the office manager for being so helpful and making the moving experience go smoothly despite last minute issues (I ended up moving to a different unit).

I loved living here!

I absolutely loved living here! I felt like management and the office staff handled the entire freeze situation of 2020 well. Kept us well informed during the Austin shutdown during the coronavirus and just always made sure that no matter what disaster was happening outside of our community, we were up to date and well informed. The manager is always friendly and Kacey always had a smile on her face! I hated to leave but my job took me out of state. If you’re looking for a central location but... just far enough from the downtown chaos, this is the place for you!

More bad than good

I love the location of this complex as it’s a quick drive to downtown. However, walking my dogs at night has recently made me uncomfortable the homeless population has been pushed towards this area. Also, the gates never work for more than 24hours. Work orders take forever to be completed (2months was the longest and 1week was the fastest). Upon move-in, the apartment smelt weird as if it had been vacant for an extended period of time and all the holes in the walls from the previous residents... were barely fixed (some filler placed in the holes & painted over). Dog park is awful - on a hill so I have barely used this for my dogs but they’re adding a new one so maybe that’ll be better? The gym equipment is always broken - don’t waste your time in there.

During the Feb 2021 winter storm, so many issues occurred for a relatively new complex (built in 2001) which is extremely concerning to me. A boiler system is used for heating and we had no water for 2 weeks. I think the best part truly was when I came home to still no water after being told repairs would be completed by a certain date & then still having no water but instead, I had to clean up Sheetrock that they left on my patio after fixing my broken water heater!!

Cheap and awful!

If I could give this place zero stars, I would.

These people are cheap, cheap, cheap. Before the February 2021 winter storms, it was awful. They had us move into a unit that hadn’t had people in if for awhile, and there were bugs EVERYWHERE. We were begging them to get exterminators to come by—and that was when we were able to get them on the phone, which was RARELY, if ever. Then when they finally responded, they wouldn’t send an exterminator for WEEKS, and the they did they never provided...
advanced notice, so you had no idea when maintenance was coming. Which kind of blows when you work from home.

But man, yall, it is now 3 months after the winter storm and this place is TRASH. My hot water rarely works, if ever. And I have it on full blast. Toilet isn’t flushing properly, but yet it’s always running? And the kitchen sink has barely any water pressure. I have been asking them to fix things for months. Every time they send someone from maintenance who does the bare minimum—probably because the complex is telling them to be cheap—and the problem persists. Try cooking in a kitchen without having enough water pressure to wash a dish. Or any hot water to take a shower. Or never knowing if now will be when your toilet stops flushing.

Their solution to the severe damage done complex-wide during the Feb 2021 storms? Paint the exteriors of the complex a different color. Not a joke. It is bad, y’all!

Probably 2.5 Stars If I'm Honest

At first glance, this place is awesome - but there's a lot to know.

The Good:
- Located within easy distance to downtown, nearby HEB and quick food options, but also feels a little more residential so running/walking isn't too conguested
- Updated apartments with nice countertops and appliances
- Nest thermostat and Google Fiber are both nice to have
- The bathtubs: the best part - perfect for soaking

The Bad:
- Package service isn't actually available anymore as the office won't recieve...
packages; if someone attempts to surprise you with a gift or if your box won't fit in a standard locker, you'll have to get it at the carrier's office.
- Parking, while free, is tough depending on your unit. Some units have very little space not allocated to carports/garages so you may end up parking a bit away from your actual building, which can get uncomfortable to walking in (especially with groceries) during the summer, winter and rainy days.
- 'Gated' is not what it sounds like. There is technically a gate around the property but the entrance is always open so there's the convenience of not having to deal with it but the downside of paying for 'security' in that regard. Plus, you can only use the front gates for entering/exiting, even if you live at the far back of the complex. Also, gate codes don't actually get assigned - and when they do, don't actually work.
- Ignore their notes about a 'sauna' and 'social activites.'

The Moderate:
- The gym and pool are both nice but not always great. The pool spends large spans of time during all seasons unattended, and the gym is often short of supplies (including non-working machines)
- Maintenance staff are actually really nice but a lot of issues like misfunctioning toilets and blown heat or AC pop up regularly and there doesn't seem to be a proper fix for them.
- Communication is like pulling teeth sometimes. You'll get a response, and their response times are faster, but it might not actually have an answer. More non-answers really - a little gaslighting in all honesty. Any major issues it'll be a hands-off communication style until they get pushed hard enough to actually provide a response.

Overall: not a bad place if you like the area and want updated units but remember that living here comes with (or without) a lot of smaller, often forgot about things in the home searching process.
