Really solid place to live
I've lived here 2.5 years and have really enjoyed it. Would definitely recommend, especially if you work downtown.
Things I love:
* Everything is clean and looks good. Hallways are cleaned regularly, no smell
* Everything is fairly new and works. I've only had two issues and they were fixed pretty quickly by maintenance.
* Staff are friendly and helpful, and amenities are good. The gym is never too crowded.
* The view from the La Branch-facing apartments isn't perfect, but if you angle your... couch right, you can make it so you only see the pretty skyline
* Price relative to location. There are far worse located apartments for the same or worse prices, which ties into...
* Proximity to everything. There's no downtown HEB, but it and Target are a short drive away, and the Red Line rail is an easy 7 minute walk away, which gets you to the Texans stadium/Rodeo, midtown, Herman park, and the museum district. Discovery green is a cute little park that's also a 7 minute walk, and Phoenicia market, an adorable little grocery store with a great bakery, is right next to that. Downtown is not like other major metropolis downtowns, so it's not the most happening and you won't have everything you need in walking distance / open late, but it's about as good as it gets in Houston for walkability.
What to be aware of:
* You're choosing to live next to the Astros stadium. If you don't go to more than a handful of games, this is exclusively a downside. Traffic on gamedays / concert nights is centered around this building, and some people blast their music after games often, so baseball season is generally fairly loud for my apartment on the La Branch side.
* Other noise: You can't hear the main street clubs or anything, but a few times a week there will be a loud car ripping its engine, someone absolutely blasting Wanna Be A Baller by Lil Troy (yes, that song specifically), or a group of people riding quads. These last from 2 seconds to 2 minutes, and even with your doors and windows properly shut, it's very loud, but this is the case with a lot of places in the loop so it's only specific to this apartment on gameday. The median volume, though, is very quiet for what you'd expect from a downtown.
* Parking pass system is strict at 24 hours. You have to re-create their guest pass as soon as the old one lapses, otherwise your friend's car will be towed without mercy. This is the one thing staff wouldn't help me out on.
