Were given the keys to a unit that was infested with roaches and covered in dirt and grime. Floors were absolutely filthy and cover with random stains. It's been a week and still nothing has been done to make this unit even remotely habitable. Stay far away from this place.

Renter Beware!
I have resided here for a few months and thus far have experienced multiple maintenance issues, vehicle rims stolen from the parking lot, vehicles broken into, and catalytic converters stolen from vehicles. When I initially signed my lease, I asked about security and was informed they hired a private security company to patrol the community, had multiple security cameras, had good lighting around the apartment, and a security patrol officer onsite at all times. In reality, I have yet to see the... security company we are supposed to have onsite. Additionally, I was almost hit by a drunk driver racing through the parking lot. When I spoke to the property manager about this and inquired about security camera footage, I was told there are no security cameras onsite except for one overlooking the staff. Furthermore, I have had multiple pieces of mail stolen that carried sensitive information. I spoke to the property manager about this and they had no solutions, only a customer service phrase stating they were apologetic for my frustration. I would not recommend this apartment complex to anyone. The front office is fully renovated and will sell you on a nice, new apartment...renter beware!

Hello, We would like to extend our sincerest apologies regarding the issues that you have experienced. As we are sure that you are aware, crime has no address and unfortunately vehicles are a prime target everywhere right now. As with most apartment... communities, we do not offer 24 hour security. We do have a vehicle patrol service that drives through the community multiple times during the night and provides us with reports and photos every morning that are on file. In addition, we have a courtesy officer that is on call for disturbances. He is not on property at all times and has not been represented as so. We have cameras installed at the office entrance and in the common areas/amenities which includes the mail area, the pool, and the fitness center. The parking lot lighting has been upgraded with LED lights throughout the community. We are very sorry for your experience with the drunk driver in the parking lot and that behavior is never acceptable. As we discussed, the individual was most likely not a resident of Derby as they were attempting to exit the fire gate and there is little that we could do as they had exited the community and we did not have a plate number to report to the Sheriff’s Department. In regard to your mail, several steps were taken. we reviewed several days of video footage and no tampering was observed at your mailbox. In addition, for your piece of mind, we changed the lock to the mailbox as well. We also noticed that your last names were not updated in the mailbox and took care of that ourselves.. Additionally, we alerted our regular mail carrier and informed them that you were not receiving any mail. We have done our absolute best to resolve any maintenance issues that you have reported with urgency. With that being said, we acknowledge that we can always improve and take this feedback as an opportunity to do so. We would greatly appreciate the opportunity to discuss this further with you and assist you with the concerns/issues that you are experiencing. Great management makes a difference
I have resided here at Derby for three years. I love the physical changes the new management made to the complex. They are doing a great job upgrading the physical environment, which in turn increases the complex's culture. Additionally, the new management is fantastic. Katina and Sulton strive for relationships with the residents beyond the "pay me my rent only" type of vibe. The maintenance staff is equally great. They are always respectful, friendly, and respond with a day or two.

Do not make the mistake we made
Pros - Competitive rates - Location. The apt complex is beside HEB where you can just walk to and mins away to other food joints Cons - Gates are always open as it is broken most of the time, anyone can come in and out, wandering off the apartment complex - Place is dark at night and complex is poorly lit. No security cameras installed - Gym and the vicinity are poorly maintained, can't even make one treadmill to work properly - Monthly rent varies and goes higher each month as the water bill is... not fixed even though our consumption is just about the same. I have read some past reviews on this they use this to 'bump up' your monthly rent for additional profit. - The ladies at the leasing office are rude

Don’t even do it it’s not worth the stress especially if you work during business hours
WARNING PLEASE TAKE YOUR TIME FINDING A GOOD APARTMENT HOME THIS IS NOT IT ,I’ve only been here for a month and I get paid on the 3rd of every month I was a day late they began emailing me eviction notices so I called the office spoke with one of the employees and then the day after another one sends me a text meaaage about being evicted , of course I got a little upset after speaking with one of the employees already regarding my late rent not only that I’ve had random people bang on my door... at 2am at least three nights straight , and the rent amount I signed up for has gone out the window if I knew it would’ve been this much I would’ve chose another complex , the tubs are peeling , walls are chipping and the workers in the office don’t communicate with one another if you make a payment please get their signature with their name on it not just “steeple crest “ because then they can deny signing it they charge you to take out your own trash and charge for pest when no one comes to spray ,ive only been here a month and I’ve had roaches and spiders everywhere and I’m already regretting my decision moving here but guess who signed a 12 month lease smh
