Gorgeous Property; Mediocre Customer Service

I love how bright and spacious the apartments are, as well as the midcentury modern decor. As someone who loves to cook, I particularly appreciate the exquisite well-equipped kitchen. The unit was also new when I moved in, so there’s the novelty effect. I also like how the bedroom has a vista into the living area, so it doesn’t feel as cloistered when you’re inside. It’s also convenient that high-speed internet and trash valet service is included in the rent. Additionally, Maintenance Manager;... Mr. Lawrence, has done an excellent job with the building’s overall upkeep and is very friendly.

The unit I’m renting, unit #108, is located on the ground floor. It’s a corner unit—only sharing a wall with one other unit, which is nice, and tenants have been great at keeping the noise levels down, with occasional rumbles from the unit above. Nevertheless, future tenants should be aware that the unit’s front door is located right next to the entrance of the hallway, so the opening and closing of the steel hallway door with regular foot traffic is annoyingly loud, esp. in the early mornings. Unit #108 is also next to the building’s keypad entrance, so you’ll hear people coming/going, buzzing in, etc., including deliveries, throughout the day. Other than that, I haven’t had any issues with my unit, maintenance or otherwise.

I do; however, deeply regret the management’s communication toward the end of my stay and particularly with respect to the lease renewal process. The management—or rather my interlocutor—could’ve exercised more tact & empathetic understanding, and be more helpful with current tenants [details of my experience can be found in my Google review].

Taken together, as far as tangibles go, it’s a gorgeous place to live and you do pay a hefty price for it. In terms of the intangibles, however, my experience so far—and I say this particularly of renting as a WoC—suggests that Century Flats is like any other profit-driven housing in a rapidly gentrifying city, and the management can be quite brute about it.

Good but a few glaring issues

I've lived in CenturyFlats for about three months. Here are my thoughts.

The Pros
These are beautiful units in a great part of town. Right on the edge of the museum district and Scott's Addition. Easy walk to Carytown, any of the museums, and great food and drink in SA. It's also only a couple blocks from the Pulse station.

It's also a very small building. I think there's only 24ish units in total so not a lot of neighbors, noise, etc. Free included parking is a huge perk.

Also, the...
rooftop deck offers amazing views, but there is a major
drawback (see below.) Finally, the staff have been extremely responsive. Whenever we've had an issue, they resolve it under 24 hours.

The Cons.
When they remodeled the building they kept the original windows. They are old, drafty, and do nothing to keep out the cold or heat. Our electric bill this month (July) was $350. In addition, our windows face the afternoon sun, no matter how hard we try we cannot get the temperature in our apartment below 80 during the afternoon on hots days. And we have blinds, sheer curtains and full curtains fully drawn in our attempt to blocks out the sun. That's how drafty these windows are.

The rooftop deck and community room have been sitting unfinished for at least 3 months (since we moved in) and have had ZERO movement in that time. Not one thing has been done. While they are responsive to apartment requests, they seem to have completely ignored the common areas. When we moved in we were promised it would be done by the end of that month. Several pieces of furniture are simply sitting in boxes waiting to be unpacked. They show a wonderful amenity on the tour, but we are nearly 1/4 through our lease and still haven't gotten to use it.

They built the package drop off locker outside the building. This is a HUGE error from what I've seen. For the past several days I've seen packages that are too large for the lockers sitting outside the lockers. (It's amazon prime week so tons of shipments lately) Today, two large boxes were sitting in the pouring rain. Anyone can steal items left out at any time. There is PLENTY of space for those lockers to be located within the lobby like every other property I've toured or lived in in the past. Why they set it outside is beyond me.

In all, I don't think I'll renew my lease unless they do something about the windows/ energy efficiency and get that lounge and rooftop deck up and running this week.
