Rent is $2,000 per month.

Security deposit is $2,000. The amount to be refunded will depend on the condition of the house upon moving out. This amount cannot be applied to the last month rent.

Move-out fee is $200 for general cleaning.

First full month rent is required.

Note: First full month rent and security deposit ($2,000 + $2,000 = $4,000) are due at least 4 days before the move in date. Only checks in cashier checks or bank certified checks will be accepted. A separate check for security deposit is suggested. Any prorated rent will be due on the first day of the first full month of the lease. Subsequent payments may be made online. Security deposit may be paid in three (3) equal consecutive monthly payments.

Minimum 1 year lease with option to extend with a month-to-month lease with higher rent.

Applicants must employed with the current employer for a minimum of 6 months (requires to show the last year W-2 form).

Total income from all applicants is required to be approximately $6,000/month (3 times the rent amount).

Established credit history with a credit score of 630 or higher. No excessive financial obligations.
No negative remarks, late payments, nor creditor collection on credit history. No past eviction. No criminal nor substance record.

Each adult occupant 18 and over needs to fill out a separate application.

Each applicant 18 years of age and over will be required to show and send a US government photo I.D. (e.g., a driver's license or other government issued photo identification card).

Each applicant needs to provide:
1) criminal background check, credit report and score, eviction report,
2) previous two-year landlord references, and
3) proof of income and employment for the two recent months (i.e., two recent months of complete bank statements and two recent months of paystubs).

Each applicant will pay the fee for criminal background check, credit report and score, and eviction report. Please apply through Zillow or Avail application.
