How Is This Rating Determined?

Neglected and poorly managed

Epic Condominiums are not being cared for. Owners complain about where there 500 HOA monthly dues is going. Owners requests for issues to be addressed are ignored, renters voices go unheard. The property entrance looks like a dump. Dog urine patch no grass fill in. Bushes falling over, no watering of property dying plants. Break ins have occurred. Garbage breaks down often. Parking garage is filthy. Storage area not safe. Board does nothing neither does the property management, they do not... return emails, calls. Do not recommend.

Do Not Recommend

I would not recommend living here. In less than than the 1 year I have lived here, the following has happened:
-The fire alarm has gone off twice in the middle of the night
-The fire alarm exploded/caught fire and the alarm DIDN'T go off in the middle of the night. This happened ~8 months ago and maintenance has still not mopped the lobby floor (black from smoke/dust). It also took the building ~3-4 months to get a new fire alarm/repair the broken wall/ceiling when it exploded
-The trash...
compactor gets "stuck" and makes this awful noise that permeates the entire building (for days at a time)
-The Property Manager, Jake Sorosky, never gets back to you when you call/e-mail him about building problems
-Glass is the alleyway constantly (the only entrance to the garage)
-Impossibly thin walls/floors/ceilings - constant squeaky ceiling and can hear our upstairs neighbors take every step in their apartment

Epic Condo review

Having lived here for 7 years, I can confidently say this is a lovely building and pleasant place to live. The location is hard to beat, with proximity to Seattle U, First Hill and Cap Hill restaurants and bars, as well as multiple nearby medical centers. The building is a one block (1 minute) walk to the First Hill/Cap Hill street car, which connects you to the light rail, train station, International district, and other locations.

Many of the reviews here are outdated - as with any condo...
building, repair issues have come up and have always been quickly addressed by the building association. The common spaces, gym, and garage are all nicely kept, up to date and modern. Kappes Miller manages the condo and has done so quickly, effectively, and efficiently.

They gym is small but decent -- it won't replace a 24 hour fitness, but it's certainly good for a quick workout. The parking garage has always been fine - the door was recently replaced without issue, and I've never had issues in the garage.

The rooms in the building are comfortable, well appointed, spacious and well laid out.

I have no financial interest in this building and have no relationship with the management nor the board -- simply a satisfied tenant that has enjoyed my time in the building.

Overall I think this is a great place to live for any age group. It's a beautiful, modern building with a location that's really tough to beat.
