New landlord even worse. Negative stars.
I lived here under the old landlord--who was bad.
The new one? Rainier Valley Partners?
EVEN. WORSE.
They refuse to follow even the most basic of tenant rights laws, refusing to give written notice as is legally required for entry--there have been several illegal entries to my unit just since they took over.
When confronted about the laws, the new landlord ignored them.
No, not the worst part. It's only been a few months since RVP took over, so...
There are holes in my walls caused by... their repair crews, that the landlord refuses to fix, calling them "wear and tear" issues. -_-
The new LLC nonsense (Marguerite Apartments, LLC) is sketchy. Find the owners of this building by going to the Secretary of State Washington website, enter in the LLC name. It's Rainier Valley Partners, btw, which the landlord pretended to not know when I first asked.
They also won't repair code violations, and actually tried to tell me it was something *I* needed to pay for. -_- I'm also expected to be attached to an email account at their whim since they refuse to supply the legally-required written notices for entry/"upgrades" (there's a new damage of some kind to my unit after every "upgrade" like the holes in walls.)
Recently reported bedbugs were met with an "our communication isn't working call me" note. At least that one was written and posted on my door? It doesn't get more sketch than this.
Again, save yourself the trouble. Avoid this place/property management. If they won't properly address bedbugs, that's a solid indicator of Nope across the board. Plus? Bedbugs.

Don't do it.
This is the worst landlord I've ever had--and I've moved around a lot. The landlord refuses to do repairs required to maintain code, to the point of pipes bursting and walls having to be torn out. Refused to repair holes in walls, raised rent out of retaliation for insisting on a code-compliant repair. Unprofessional, disorganised, not worth it at all.
The landlord even lost all of my paperwork, my lease included. This landlord then tried to insist my name wasn't on my lease, at the apartment... I've lived at for years.
It gets worse. Don't rent here. It's also on the really old cobblestone roads, so if you own a vehicle/drive, you really don't want to live here.
