Unethical
Inappropriately withheld money from deposit then tried to justify using information from another apartment. I vacated apartment on weekend so no walk through with agent. Took videos of condition which was immaculate – better operating condition and cleaner than when I moved in. Preserve withheld money for “touch up housekeeping”. I asked for documentation showing what needed to be done; had to prompt them a second time to get a response. Preserve sent photos which showed interior of an obviously... different apartment (clearly shown by comparison of video & photos). No response when confronted, no return of money withheld.
Also note that over 3-year period Preserve increased my rent every year by +10%. Current offer to new tenants about 1.6 times rate just 3.5 years ago. Possibly just greedy, possibly trying to build up reserve to pay for deteriorating infrastructure – units not that old (mine 5-6 years) but showing significant signs of poor-quality construction (concrete work, paint, carpet, structural cracks, caulking, etc.).
WRT reviews, be aware that Preserve on several occasions solicited tenants to write reviews and offered opportunity for substantial financial reward for doing so. Nominally, chance of reward was not tied to a positive review but multiple studies document that reward offers generate positive reviews – well known to marketing experts. In several respects, I’d give The Preserve & staff average to good ratings but the jumps in rent were exceptional and the attempt to pass off photos of another apartment as evidence of the condition of mine when I vacated is completely unethical.
