Poor management- deceitful ads- renter beware.

I rent from OnQ at The Maxwell on Longview, and for the following reasons don't recommend renting from an OnQ property (or at least The Maxwell).

The apartment my partner and I saw was advertised by OnQ as having 2 parking spots. After applying (and paying over ~$100 application fees ($50/person)), and putting down deposit money ($1375), they shared the lease. Only 1 parking spot was listed. We called to discuss, and OnQ refused to refund the fees and told us that another one of their ads for...
the same property stated only 1 parking spot came with the apartment. OnQ said THAT ad was the correct ad. I do not know how we were supposed to know, and “renter beware”- they may do the same thing to you. Since we were on a deadline and we already spent so much money on the application we decided to go forth, regretfully.

My partner and I each have one car, and my car has been vandalized twice (with police reports, $3,000 damages per incident for $6,000 total) while parked on the street. The apartment itself is gated, but the street/area is pretty bad and has a lot of foot traffic and property crime. I have tried unsuccessfully since moving here to get another parking spot but have not gotten one. The assigned property manager did change, so I imagine some of that is due to the transfer of responsibilities. I empathize with that difficulty, but still don’t think it’s appropriate given the original ad we saw clearly offered 2 spots.

I hope the property management would step up and make this right by better managing new parking vacancies, but they haven’t so far. I will update this review if anything changes. The apartment suits our long-term needs overall but with the parking issue I will probably look elsewhere when the lease expires; I can’t stand the expense and stress of my car being vandalized on the street due to their deceptive ads and lack of responsiveness.

Prime Location, Poor Management

Location:
Perfect- $6 lyft fare to downtown (diamondbacks stadium). Close to the coolest bars and walking distance to Indian School Park for Pride! We loved walking the canal and appreciated the hustle and bustle of the growing neighborhood.
Parking:
Horrible. One assigned spot for each unit and an additional "covered" spot can be rented (if they have enough to rent out which they will not). Therefore you must park on the street where numerous cars have been and will continue to get keyed....

Complex:
The Security Gate seems to break on a bi-weekly basis. The swimming pool might be the smallest in Apartment complex history. Very quiet complex if you are living on the second floor.
Individual Unit:
Very small. All of the hardware and appliances fixed in the unit are cheap and when they break- you will need to relentlessly contact On Q to address the issue. Water pressure is not great, closet doors are sad BUT the AC unit seems to pump pretty well.
Management:
They are altogether misleading- in *almost* a comical way, the lease is riddled with asterisks and hidden fees. Maintenance concerns and requests may or may not be addressed but you will most likely get charged for their inactivity in your deposit.

If you're curious as to their COVID-19 response, the 10% rent increase already scheduled was post-posed for a month but I am unsure if that has stopped or not. Many of the units are standing empty and when we inquired about an extension from moving out because of COVID they were willing to allow us to stay but only if we paid an additional $500 per month...but the location is great.

Do not live here.

The property management company (On Q Property Management) are very unresponsive and unprofessional. They will attempt to extort you for every cent possible.

The quality of the property itself is very poor. If you live on the first floor you will be able to hear everything your upstairs neighbors do and will not be able to relax.

My vehicle was vandalized several times in their gated parking lot, not a safe community for families.

Poor Management

Maintenance people are cool but be careful renting here. You truly do get what you pay for as they do not check anything before moving you in. The showers had no water pressure, my upstairs neighbors plumbing leaks into my bathroom, a few of the drawers in the kitchen and bathrooms stick, the dishwasher is broken and we were told *hopefully* the owner will approve a new one. Also the property management are not very professional. I have put in multiple complaints and NOT ONCE has anyone tried to... reach out. I thought about increasing the stars based off my experience with their maintenance today but honestly there's too many other things going on to warrant anything higher than a 1 Star review. Also On Q is one of the worst management companies I have ever dealt with, Robin, our current property manager (which has been changed twice now) has a power complex. She will speak to you like a child and is not professional.
