****DO NOT CHOOSE THIS PLACE UNLESS YOU PLAN TO STAY FOR 24 MONTHS OR MORE**** I lived here for 13 months. It is a good neighborhood no complaints but the management is abominable. They took all my deposit for normal wear and tear. They will charge you for trivial things; splitting up charges on their convenience (for example, cleaning $200 and then shampoo for carpet another $75 what?) for normal wear and tear painting they will charge you with pro-rated (how kind of them) it's unheard of. This... is a rip-off and what they essentially say in the lease is if you stay less than 24 months we will take away your entire deposit! I won't recommend this place unless you plan to stay for 24 months or more so that you might get some of your deposit back, again that is not guaranteed.

A Okay Apartment
Tierra Palms is an okay apartment building. I have been at this building for far too long and am only writing the review to see if I win free rent :) I digress. The building is in pretty good condition. I am in a newer unit with "hardwood" floors and a tiny patio. I like that it's pet friendly, places that allow dogs are not easy to come by. Whenever I have a maintenance issue, I call and it is handled fairly quickly. Parking used to be an issue (cars getting towed, people in the wrong spaces)... but that seems to be all cleared up now. We have a security guard at night, which is good. What else? It's by the railroad tracks but the noise doesn't really cause a disturbance. Oh! We have a salt water pool, or so I've been told. I'm not super comfortable in a swim suit so I haven't used it. So I guess that's it. The area is okay, I feel safe here, the units are mostly remodeled, they have 2 pools, 3 laundry rooms (4 washers and 4 dryers each) and they allow pets.

Our Desert Oasis
When my husband and I were planning our move to Los Angeles our biggest concern was finding a place to live that was not only convenient and safe, but also comfortable. Tierra Palms in Norwalk,CA more than fulfilled all of our desires. It is close to bus stops and a metro station, in a safe area with lots of stores nearby, and opening the gate into the apartment common area is like opening a gateway into an oasis.
The landscaping is well-maintained and the plants are full of life. The pool is... surrounded by lush green grass and there are flowers blooming. As far as amenities go, it doesn't get any better. We have access to a multitude of pools, outdoor grills and picnic areas, laundry facilities, and a furnished workout room.
After such a big relocation, Tierra Palms has made us feel welcome and at home. We'd definitely suggest this apartment.

Great complex in a great area overall!
When I was looking at apartments in LA and Orange County I was having a difficult time trying to find something that pleased all four of us that was also affordable.
For me - I wanted air conditioning and spacious floor plans. My boyfriend - wanted a nice kitchen (he's a chef) and wanted secured parking. Our roommates - wanted air conditioning, a place they could bring their two cats, and a place that was close to a LOT of public transportation as neither of them drive.
What a relief it was... to find The Courtyards/Tierra Palms! Every other complex I looked at was either not as clean, or the units were smaller by almost 300sqft!
The management team here changed about two years ago, and everything I have experienced so far living here has been awesome. I am a pretty easy-going twenty-something, but things that matter get done, and I love that everyone who works on the property knows me by name. The residents are friendly, the units are spacious (we have an AWESOME 2 bedroom/2 bath unit with a 'backyard'), there are no pest problems, the place is pet-friendly, there's air conditioning, the kitchen has a gas range with enough space for all our stuff, and the livingroom is such a nice, open room. I was able to fit my huge couch in it! I like the hardwood floors everywhere except for the bedrooms, which are carpet. It keeps the unit a lot cooler!
There's always maintenance on site, one of them even lives here, the landscaping always looks great, the plants are all alive, the pools are always clean, the gates work so you feel secure, the fitness center is always clean, cool, and all the machines work! The laundry centers also have these cool reusable cards you can reload so you don't have to worry about having coins! And I love being so close to the freeway.
Another HUGE perk is all the buses that run right around here! There are so many things within walking distance, but if you need public transportation, you're set. Between the buses and the Norwalk Station (where the green starts), you can get pretty much anywhere! My roommate takes the buses/green line to her job at USC, so that was a big plus.
Overall, I have loved living here so far. Even my parents and friends have walked in and told me "good job" because I was the one in charge of finding the apartment (and this is actually my first time living on my own), so that feels pretty good!

Mediocre
Good's - Cheaper rent price ( currently $1290/month ) for 1 bedroom 1 bath 704 sq ft ( Upgraded unit: wood flooring, granite counter tops, cabinets and sinks in all rooms )
Bad's - ONLY 1 PARKING SPACE PER UNIT. ( contracts says you can avail another one for a cost of $50/month, BUT if you try to get it - management will say its all full/jam-pack right now so no more available. And its its almost always like that ) Parking off site ( on the street) is not really good. My car got broken into... when i parked it on the street - very limited an very difficult parking - very close to commercial train track crossing. Train honks 4 times ( as SOP) before crossing the railroad crossing so it gets really loud ( my unit is very close to it. Maybe not so loud on other units - not sure.
Bottomline - if you only have 1 car and can tolerate the train honks or get the units a little farther from the crossing then i think you gonna be ok with this. that's why my title was mediocre.
