Landlord neglectful and acts like a schoolyard bully
I'm quiet, clean, and always pay rent on time. Never had a problem with a landlord before.
Here are just a few stories from ~1 year renting here:
- A vacant apartment caught fire and the building filled with smoke. You could smell it through an N95 mask. Phone calls, voicemail, service ticket, and email requesting mitigation all went unanswered for weeks. Fans or filters weren't placed in the hallways, lobby, etc. It was absolutely nasty.
- A vacant apartment infested with cockroaches (per... the exterminator) happened to be next door to my apartment. The cockroaches migrated through the wall to my refrigerator, including the water filter connection. Service tickets were repeatedly closed with no action taken, and phone calls and emails were ignored. Maintenance tech showed up and promised to return but never did. Days later, an exterminator came (unscheduled) and told me he tried to come days earlier but the property manager told him to leave. The exterminator confirmed that I wasn't at fault. This saga continued for weeks.
- Manager said the exterminator told them to replace my refrigerator, so they eventually brought in an old dirty fridge to replace mine. Fine.
- They filed a claim against my renter's insurer for replacing the fridge. Per management, they have a policy of doing this "whenever an appliance has to be replaced, especially for residents who have been in their unit for more than a month." This is nowhere in my lease. They sent no evidence to my insurer. Fortunately my insurer denied the claim.
- Months later, management sent an email ordering residents to cancel any renters insurance policy they have with my insurer -- the same one who denied their refrigerator claim. Again, I didn't see anything about this in my lease. The lease says I can select my own insurer. I can understand if a small landlord is confused about formalities, but a massive company like Balaciano should know and follow what their own lease says.
