Pros and Cons from a 3 Year Resident
I was a resident at Cortland Lake Lotus from June 2022 – February 2025. I lived in a 1 bed/1 bath (Cranes Roost floor plan – apartment 632-103). My unit was located directly across from a host of amenities such as the pool, gym, business center, and office.
In order to give the best review, I am going to dig into several different areas in a pros and cons format.
First, I will start with the pros.
- Maintenance Staff:The entire staff is great, but Reynaldo and Alejandro are some of the kindest... people I have ever met.
- Amenities
- Location
- Property Look
- Sense of Community
- Food Trucks
Now, let’s dig into the cons.
- EXPENSIVE: I paid a base rent of $1680 per month but with utilities it ended up being just under $1900. Though on the positive side, my rent only went up $50 in the near 3 years.
- Gates and Amenity Doors: ALWAYS BROKEN! Do not be fooled, this is truly not a gated community. In the year 3 years I lived there, the gates were never fully working for more than a few weeks at a time. In September of 2024, lightning struck on property, interfering with the gate and amenity doors. The gym and pool doors were only fixed 2 weeks before I left in FEBRUARY 2025. The front and back gates were NOT FIXED. They somehow had it closed for a couple of days in November, but let everyone know it would be open for Thanksgiving and then closed again. It never closed. A big reason why I chose to live here was that it was gated. Do not be fooled.
- Loud
- Safety: Not gated as mentioned before. In April 2024, I had my ducts cleaned while out of town. This was done by an outside vendor. I came back days later at midnight and my apartment was unlocked. The staff gave me a ring camera but didn’t look into it. Lucky nothing was stolen.
- Security Guard: Hired over a year ago to monitor property and keep non-residents out of the property, but they never do their job. Called in multiple noise complaints after hours and all they do is drive by.
- Office Staff
- Unattended Children
Overall, I enjoyed my time at Cortland Lake Lotus, but it was not perfect. While this review is long, I want everyone to have an accurate review of the property like I wish I had when I moved in. It’s a beautiful place to live and I am grateful I could but beware of everything I mentioned.

We apologize for the inconvenience caused by the access gates. As you mentioned, the gates were damaged due to Hurricane Milton, and we sent out multiple notices to residents regarding the delay in repairs. We're pleased to inform you that the gates are now fully repaired and are scheduled to be closed soon.
We were unaware that HighRisk Security was unresponsive to your concerns, and we sincerely apologize for that. Had we known, we would have looked into the matter immediately. We also want to clarify that while the access gates and courtesy patrol officer provide an added layer of security, they do not guarantee safety. For any incidents like what you described, where individuals are knocking on doors, it is important that these situations be handled by the police, as they are best equipped to address it.
We understand your frustration regarding the Valentine’s Day event. Residents are welcome to rent out the resident lounge for gatherings, which allows them to have guests during their allotted time frame. However, we do apologize if this affected your ability to use any amenities during that time. We will be sure to take your feedback into consideration moving forward.
