DO NOT LIVE HERE

Do NOT lease here! I’ve been a LONG term resident here over 6 years. At first it was amazing and then management group after management group it got worse. I? had a lease that ended Feb 2025. When I? resigned it was from Fairfield Management group. SHOCKER! A few weeks later a new (another shocker one that was already managing awhile ago) management group takes over. Says my rent amount that I? ALREADY signed for was not carrying over and I? had to show proof of would have to pay an ABSURD rent... rate. I? had the proof all was good.

Fast forward to the ledger/portal. They couldn’t adjust my portal and amount owed for WEEKS past rent due date and I? had to pay rent at the end of the month when they finally figured it out. Come March, ledger has some charges on there for water and sewer which you pay separately from the rent. Again after 6 years of living there I? never paid these separate. Office manager said I? was paying for them they were just not broken out on a separate line on the ledger and they included in my rent. Okay great not a big deal.

Office sent out an email to residents saying they now need to BACKPAY water and sewer from Nov 2024-Dec 2024. This is downright wrong. If we were already paying it why do we need to double pay? Sent an email inquiring more about that. No response. Checked the ledger before rent is due. There’s two trash valet charges. Sent a message to remove one assuming it was a mistake. No response or correction.

Log in to pay for April. There they are 2 trash charges and 2 water/sewer charges.

If my lease agreement that I? had previously signed, that did not state paying separately for these charges, did not end until Feb 2025, why do I? need to pay now? I? only signed the agreement that stated this information on these charges in Feb. 2025 so shouldn’t that mean I? start paying these charges then?

An email has been sent to the office. Will I? hear back and get these charges removed? Stay tuned.

But moral of this story. DO NOT LIVE HERE. If you do; SAVE ALL COMMUNICATION!

Also: if you like living near neighbors who feed the local stray cats and leaves food out for them and other wild animals then this is the place for you. If you also love living around land mines of dog poo all over the “beautiful trails”, this is the place for you!

You can Never reach the office by phone and they are never in the office. It is unsafe here. There is trash everywhere including the parking lot and all around the property. Really bad! The pool is unclean. The noise level is horrible but no one cares. Right now we can't receive regular maintenance. They don't do any real landscaping. But when my lease comes due and I can't afford move.. they will definitely increase it so much I don't know how I will be able to afford it. And why? For what?

It’s a wonderful community so close to everything you need downtown the beach . Traffic is crazy but if you work on the island it’s not that bad !

I am so very impressed by the professional courtesies and organization this team has shown me while onboarding-i have so far experienced open communication, attention to detail with maintenance and the office.,absolutely has been an amazing experience with my frustration and exhausting move!
