Mold and Awful Maintnace
I strongly advise against renting at 22 North Apartments (managed by Adara Communities). My experience has been frustrating, unprofessional, and full of neglect.
The apartment was not cleaned upon move-in. When I asked for a checklist to document issues, I was told I didn’t need one. Maintenance refused to clean thick dust off ceiling fans, claiming they lacked a tall ladder and that it was my problem.
I reported mold on June 4, 2024, yet it wasn’t “fixed” until January 15, 2025—over six... months later, despite Texas Property Code 92.056 requiring action within seven days. Their “fix” was scraping drywall and painting over it—with no inspection or proper remediation.
Other maintenance requests were ignored or completed at the last minute—some after my lease ended. The dryer still doesn’t work. Now, management is denying my request to move out without penalty, citing work they should have done a year ago but are only addressing in my final weeks.
Dwayne, who has final say on repairs, has been unprofessional and dismissive. He ignores direct communication, discusses issues with staff instead of tenants, and forced me to escalate to an attorney. Jen is the only helpful employee, but her efforts are undermined by poor management.
I reported the water damage four months before my lease renewal agreement was delivered, yet it was ignored for over six months. Now, they refuse to accommodate my move-out request, despite their ongoing neglect.
I doubt the mold issue has been properly resolved and worry for future tenants’ health. If you’re considering 22 North Apartments (Adara Communities), think twice—management is unreliable, maintenance is incompetent, and they will ignore your concerns while holding you accountable for their failures.
