Recommend Living Elsewhere
If your only criteria for a rental is a good location, then you may be happy at Waterscape Juanita Village (WJV). Otherwise, I would recommend another community. There are numerous options located near Juanita Beach Park that are more deserving of your patronage. I've lived here for a year and have experienced issues with many aspects of my tenancy. I was relocating for work from 2,000 miles away, which I shared up front, so WJV knew I would be leasing a unit sight unseen and that I had a... limited amount of time to sign; however, processing of my application was delayed. When my furniture finally arrived, I ended up paying extra for the movers because the leasing consultant hadn’t provided me with unloading instructions when I reserved the freight elevator. He just added me to the schedule and told me to call when they arrived. There ended up being only one acceptable parking location for the moving truck, and when I called the morning of my reservation to ask for assistance, no one answered even though it was after 9:00am. WJV was apologetic, after the fact, but didn't reimburse me for the added cost. Subsequently, I was offered a concession that resulted in the extension of my original agreement. I asked if all charges would remain the same, and WJV confirmed, so I agreed. Months later I received a request for more info because the individual that completed my lease concession failed to update my file correctly. While I was able to resolve the issue, it still caused a great deal of anxiety. Recently, I received a rent statement showing a $300 increase in my cold water and sewer charges. Tenants pay an extra fee (not optional) for a third-party service (TPS) to manage the billing. Despite the added cost, the TPS didn't approach me or WJV about this extreme overage. I reached out to both WJV and the TPS. WJV responded that I needed to follow up with the TPS, which I'd already done, but the TPS didn't respond. I reached out again to both WJV and the TPS a few days later, and still didn't receive a resolution. When the TPS finally replied, they told me I needed to contact WJV. Apparently, neither party feels responsible. It's been a month since I first contacted WJV and there's been no resolution. I tried reaching out to their management company on one occasion. I never heard back, so it seems both companies are cut from the same cloth.
