Only Pro is Location and Maintenance

PROS:
-Maintenance staff is nice and helpful. Sometimes they are short staffed but that’s a management company problem not theirs. Shoutout to Don and his team!
-Location!! Walkability to stores and restaurants on South Lamar is wonderful.
-Park/train behind the complex is nice for walks or dog walks
-Dog park and lots of doggie bag stations around the complex. I haven’t used it but there’s a self service dog wash station in the parking garage.
CONS:
-Roach Problem.... Very bad. It’s the big “water bugs”.
-Pay $30 a month for trash and it’s not even valet
-Rat problem
-Management company is not great
-Front office staff changes frequently leading problems to slip through the cracks. There’s a new office manager every 6-12 months but they don’t notify the residents so when you’re waiting to hear back, no one has told you the previous person is gone. You can email call or voicemail multiple times with no answer. Until they want something from you, you pretty much have to go to the office to get help or answers.
-My unit wasn’t ready on move in day….as in, it hasn’t even been professionally cleaned. There was bugs/roaches in the light fixtures, literal loogies still in the shower, and broken appliances. They had painted the morning of and did the old paint over old screws, tape, dirt, etc. on the walls. The previous resident’s keys were still in the drawer to be picked up.
-Security is nonexistent. There’s not enough cameras, half the doors and gates that require a key fob or code are broken, and if they’re not the other half are. My car was broken into multiple times with an answer of “security isn’t in our budget right now”. Cars have been stolen when the garage gate was broken and forced resident to park unsecured on the street outside.
-Price has gone up by a margin that doesn’t match the market for the area, nor any improvements to the property, every time I got a lease renewal offer
TLDR-Amazing location, tons of problems that the price doesn’t justify suffering though.
