Fair & Balanced review
Among the myriad Irvinecompany Apartments in and around Irvine, Los Olivos is one of the nicer ones. Our initial impression - given the price point and location - was that Los Olivos would be a bit more 'premier'. that was a wrong impression. yes it is expensive, yes it looks nice when you drive in, but the apartments are very average. Average construction and average grade of appliances and average grade of finishes like flooring, cabinets, etc. Actually, the apartment we got feels very... 'cheap'. At a premium price. They charge more because they can - not because they offer a superior product.
We have had nothing but good response and experiences with the resident services office and maintenance. We have kept maintenance busy :)
When we did our initial occupancy walk through inspection, I photographed many things that I thought were shoddy or simply missed by their own walkthrough. Just sloppy work. Anyway we have photo proof for our final departure inspection that stuff they might flag was there when we moved in.
The part of the community we are in is pretty quiet. sure there's the loud talker neighbor that has to sit every friday on his deck and engage in a cell phone speaker conversation with some other loud talker like we all want to hear them talk. but I digress. We hear more outside noise from inside than inside wall to wall neighbor noise. We hear heavy handed thumps and bumps from neighbors doors and cabinets but no talking etc.
Parking - open parking is hit or miss. If you have a garage and dont clutter it up, you have guaranteed parking.
Overall - not worth the price point. They are profiting off the location, which is what I guess places like this do.
