Promontory Point Apartment Homes

I wish I could give ZERO stars. We moved into Promontory Point Apartment Homes managed by Irvine Company only to discover significant water damage just two weeks after moving in. It was immediately clear that this issue was present before we even moved in, but somehow Irvine Company didn’t bother conducting a proper inspection beforehand. For the price we’re paying, this level of negligence is beyond unacceptable.

What’s even worse is their so-called "solution"—putting us in a rundown motel for... a month while still charging us full rent for an unlivable apartment. No compensation, no accountability, just outrageous costs for something that’s entirely their fault. It’s obvious these outdated apartments haven’t been properly maintained—one glance at the ceiling and you could see something was wrong. How did they miss it?

We expected much better from a company with such high prices, but instead, we’re stuck with an uninhabitable unit, no real solution, and zero concern for their tenants. I timidly write this review as I fear reprisals from Irvine Company, but here goes...

Pros: Good location, some of the amenities are nice

Cons: The old buildings cause issues in many different ways for different tenants. The roulette table landed on bugs for me. From talking to the maintenance staff, I got lucky because I only had ants and spiders. It could have been worse and it could have been cockroaches and spiders. Since the day I moved in I have had wave after wave of ants. The... office has sent maintenance staff to try and seal holes in the apartment on numerous occasions, exterminators on numerous occasions, but the bugs keep coming back. I even got my own exterminators to come with no avail. This place is just a breeding ground for bugs.

When all avenues are exhausted and no hope is left, the community office will not care. In fact, they'll try and blame you for something and get nasty on why the bugs are still there. There is no wiggle room on getting out of the lease. You'll have to spend the equivalent of a new car to get out of it. Which one could possibly see that as extortion. This apartment has views of the bay, is close to great shopping, and has swimming pools and tennis courts in the community! Staff and maintenance teams are always very responsive and the apartments have all been updated. I couldn't be happier!
