Promenade at Irvine Spectrum Apartments is an apartment community
Unfortunately, many IRC staff members seem unwilling to acknowledge or address nonstandard practices, and there appears to be a reluctance to take responsibility for recurring issues. It often feels as though mistakes are always attributed to renters, while IRC office front desk staff and managers at Promenade evade accountability. It is evident that Promenade staff and managers seldom leave the office to assess the conditions within our buildings and broader community.

I had the unfortunate experience of living at The Promenade at Irvine Spectrum, an Irvine Company apartment complex, for over 3 years, and I must say that my time there was nothing short of a nightmare. The initial friendly demeanor of the management quickly faded into a money-grabbing, customer-unfriendly nightmare.
To start, upon moving out, I was blindsided by a ludicrous repair bill of $5362.65 for what they claim were "normal tear and wear" damages. It's clear that this company sees every... opportunity to squeeze money out of its residents. Refusing to accept this blatant injustice, I'm left with no choice but to take them to small claims court.
When I initially signed the lease, I was promised a seamless experience, complete with a stunning view and direct pool access. This was a selling point for us, as we were assured that should we need to move earlier than expected, there would be no additional charges. What a load of lies that turned out to be! Not only did they charge us an exorbitant $3,012.29 up until the end of the month, even when the apartment was empty and under their management for repairs, but they also backtracked on their promise about the charges.
Irvine Company Apartments also boasts about their referral program, claiming to offer $1000 for each successful referral. Yet, when we referred four families who actually moved in, it was like pulling teeth to get that money out of them. It's a slap in the face considering we helped them gain new tenants, only to be treated with such disrespect.
And let's not forget about the rent. Over the span of 3 years, our rent practically doubled. It's clear that this company has no qualms about hiking up prices without any regard for their long-term tenants.
In conclusion, I strongly urge anyone considering renting from Irvine Company Apartments, specifically The Promenade at Irvine Spectrum, to think twice. The initial friendly facade quickly crumbles, revealing a company that cares more about squeezing every dollar out of its residents than providing a safe, comfortable living environment. My advice? Avoid this company like the plague. I have lived in many places and this is the first time I am faced with such an experience.
