COCKROACHES

Essex gave me an apartment infested with COCKROACHES! Within hours of moving into Windsor Court, Unit 403, I saw 20 or more live German cockroaches. I saw all life stages (adult, nymph) in every room of the apartment (living room, kitchen, bedroom, bathroom, closet). They claimed they had no idea there was a problem, but after I told them I was moving out, they immediately listed the unit as available to rent next week, even while fully aware there is an active cockroach infestation. Don't rent... from them, because they are willing to lease you the worse conditions and charge you a lot for it too!

TERRIBLE

The management office is terrible. They never pick up the phone or are every helpful. They are plain rude. This building adds on hidden fees. The elevators are always broken. Packages stolen. DO NOT LIVE HERE.

Property has gone downhill

We moved into the complex in 2018 and we’re very happy the first two years. In 2020, the complex management went fully remote which has led to mismanagement as well as a lack of accountability. The maintenance team to their credit has been and continues to be wonderful. But the management team has had a shocking decrease in quality of work.

This goes beyond the perceived lack of security we feel at the complex with all our packages being stolen- yes, I understand that this is a problem at all...
complexes. The management team has added a lot of incorrect fees into our monthly bill, often double charging on autopays incorrectly and billing for incorrect amounts. To be specific, in may 2022 the complex increased the trad bill from about $30 a month to over $110 per month. All of the residents are confused by this but we are not getting any answers as to what the increase is for, despite a good faith request for information.

Do Not Live Here!

I have lived here for many years and am extremely excited to be leaving as soon as my lease is up. I cannot recommend against living here enough. While the location is great, the staff and management is terrible. My car has been broken into twice in the parking garage, and zero support has been provided by management. My packages are routinely stolen and neighbors throw parties or blast loud music at all hours of the day, which management refuses to respond to. Additionally, my electrical box... has been having issues and makes an extremely loud buzzing sound all day long, which could be a real fire hazard, and yet I haven’t been able to get anyone to take it seriously despite six months of filing work orders.

When it comes down to it: the price and location are great, but not worth it. You have zero support living here, terrible neighbors and even worse management.

Worst Rental Company Ever!

My wife and I lived in the Cochran building of Essex at Miracle Mile for 2 years and during that time we had various negative experiences. When we first moved in, we thought we were getting a fairly nice apartment at a competitive price but we quickly realized that most of the “amenities” were just a fancy veneer over an aging building and an unhelpful staff.

For example, given the particularly rainy year in LA last year we had multiple instances of major water leaks in the foyer and garage...
areas. The leaks made huge puddles and caused the dry-wall to fall off the wall. Each time these problems would be “fixed”, only to recur with the next rainy day. The pipes in the garage would also leak onto our cars with each rain.

As far as our apartment goes, we had multiple instances where our A/C unit would break, then be “fixed”, only to break again a week later. We also had multiple instances of dirty water bubbling up from the drain of our showers and also leaking down through the ceiling on one occasion. There are 6 washers/dryers and at least 1 or 2 is always out of service. There are 2 elevators and there is always at least 1 out of service as well, and as of our leaving in April of 2017, both elevators were expired by over a year for inspection.

All of this would probably earned Essex 2 or 3 stars if that had been all but the management staff are some of the most disorganized and unhelpful people I have ever experienced in my life. Stefania in particular was painful to work with, not only was she unhelpful but she would fail to complete tasks she said she would accomplish. In our specific instance we had a sit down meeting with her in January of 2017 to give notice that we would be leaving in April and to ask if Essex could extend our lease for 1 month and our normal rate. She stated that she would ask upper management but never relayed the information. Therefore, Essex never got back to us on our request and ended up raising our rent by over $1000 for the extra month. They also did not consider this meeting “written notice” and charged us an extra $1000 for the last week of April even though we moved out April 5 and payed through April 20.

Overall, I recommend that you should not rent from any Essex property. They are a huge company that sees you only has a number and never is willing to work with you as an individual. They complete the bare minimum in order to make as much money as possible.
