My experience for the past three years has been horrible. It’s not based on one or two weeks of bad luck…it’s based on living in possibly the worst apartment complex in downtown tampa. Why am I here? Money. I am a grad student who needs to live in downtown and I share an apartment with peers so it’s affordable. But if you can afford an extra 100-200-300 bucks, do yourself a favor and please avoid Slade at all costs. Here is what’s wrong.
-without exaggerating the alarm system has gone off a... minimum of 40 times since el moved here in 2020. There is always a “false alarm” and they always send emails saying “the fire department is testing to see what’s wrong”…but after 3 years you would think whatever issue the alarm system would be fixed. The staff are absolutely rude about it with the staff manager that has her office in the south tower saying recently “oh well there is another one, nothing we can do”after I shared my frustration for the alarm system going off 6 times in less than 24 hours.
-The garage gate is always broken. In 3 years I been here, 25% of the nights the gate is wide open because “it’s been looked at or trying to be repaired”. There is a lack of security when it comes to keeping the cars safe with multiple thefts having been reported in the slade parking garage.
-The elevators are always broken. Just when I wished the issues were limited to the garage door and alarm system, here comes the elevators. I Can confidently bet in Vegas that at any given week there is a 50-75% chance that the tower elevators are down.
-The locker room system for delivery of packages has caused issues with all residents with packages worth hundred of dollars gone missing.
-The staff is extremely rude and unprofessional (except for the cleaning and maintenance staff). I’m referring to the three ladies that sit in the first floor of the south tower. They are always defensive, rude, insulting, and confuse resident issues with attacks against them.
-lastly: excessive towing. I understand the business behind towing, but Slade adds multiple reasons to get cars towed. One day I came back from vacation and my car was towed for several days for having my registration sticker expired. I expect that from police officers and not from the place where I live. I mean seriously.

We are sorry to hear that you have been disappointed with your time in our community. The fire alarms within our community will sound to warn of a potential emergency such as a fire or a burst pipe. We understand the noise can be frustrating,... but they have been working correctly and are solely for the safety of our residents. Additionally, there are times where the alarms require testing; however, the testing requirements and frequency is dictated by the fire marshal. We understand your frustrations regarding the parking gate. We do our best to ensure this is functional at all times. There are times where damage occurs and repairs are necessary. Delays in repairs can occur due to part requirements and vendor scheduling. Per the signed lease contract, we cannot guaranty against gate malfunctions. Anything mechanical or electronic is subject to malfunction. We make no representations or guarantees to you concerning security of the community. Any measures, devices, or activities taken by us are solely for the protection of the property. Fencing, gates or other devices will not prevent all crime. No security system or device is foolproof or 100 percent successful in deterring crime. Crime can still occur. Protecting residents,
their families, occupants, guests and invitees from crime is the sole responsibility of residents, occupants and law enforcement agencies. You should first call 911 or other appropriate emergency police numbers if a crime occurs or is suspected. We are not liable to any resident, family member, guest, occupant or invitee for personal injury, death or damage/loss of personal property from incidents related to perimeter fencing, automobile access gates and/or pedestrian access gates. We work diligently to aid law enforcement in any way possible with their investigations. Similarly, our community does not accept packages on behalf of residents or assume responsibility for missing or stolen packages. The best course of action (should a package go missing) is to file a police report and contact the shipper/courier to aid in locating the missing package. Most couriers utilize a scanning device that can track where and when a packages was delivered. Per our parking policy, cars are subject to tow when they are blocking personal garages, blocking other residents from entering or exiting their parking spaces, have expired registrations/plates, or do not have a valid permit. We would rather not tow residents’ vehicles, but it is necessary to ensure all residents have a place to park. We apologize for the inconveniences you experienced throughout your residency in our community. We sincerely appreciate you taking the time to consider all aspects of the community while offering constructive criticism. Our goal is always to build strong resident relationships and provide a top-notch community for residents to call home. Feedback like yours helps us get closer to achieving that goal.
